Landscape Design Design Dilemma Lawn Care

My family and I just recently moved into a rental home. We wanted to spruce up the front yard a bit, but we are having trouble with A few parts of the house.

Land lord doesn’t really care what’s built or put on property, just doesn’t want to pay for anything.

I know we need grass and some furniture. I’m working on that now lol. Thinking about also building some shutters to put up. I’m going to paint that weird closed shutter black.

Color schemes:
White
Black
Gray
Periwinkle blue

PROBLEM: The roof line creates a waterfall that floods these 2 areas. Both areas are about 10’x 6’. Any ideas for rock material or layout?

In my opinion the only thing to stop the water flowing of the roof is gutters. Even with gutters you have to control where the water from the down spout goes. You may get by with a diverter dam that diverts the water to another place where it comes off of the roof.

I checked Lowes, and you can get a 10 section for about $7, Downspout connector is about $11, and the end cap about $2. You would need a down spout for each at about $12 each. So for about $60 you could put gutters in that area and direct the water away the area.
