Do you have an attic above the bathroom? The Fantech is a fabulous fan/light combo but the fan unit itself sits above the ceiling in the attic (it vents outside). You can have more than one fan (I have two - one over the tub, one in the shower). Mine is a few years old and has halogen spots, but they have LED now. Because the fan is mounted in the attic, it is almost perfectly silent when it's on. It's very powerful, too.
