Does it really matter what other's prefer or does it matter what you personally prefer.

I'd prefer two with a guest house for visitors.

I’d rather have more bedrooms of modest size than bigger rooms. I’ve had a huge home with huge rooms and it was overwhelming to decorate. I’m thinking 11’x11’ to 13’x13’ for secondary bedrooms is good. Personally, 4+ bedrooms is a must because I have children and their spouses to accommodate. Save the space for living areas, IME.

My theory is that four bedroom homes tend to be built with larger families in mind and therefore may include fewer high quality amenities than three bedroom homes. According to Census Data, Oregon families of five or more (tending to desire four bedrooms) make seven percent or less in income than a four person family, and tend to have more expenses. This means that buyers of four bedroom homes may have less money to spend on a home. It is also likely that four bedroom homes are clustered more densely in lower cost developments. What will function best for you and your family. My home is not what most people need, but it fits my needs - 2000 sf / 2 br / 2 ba. I live by myself and have lots of hobbies and work from home.

My living room, by most standards is large (20x20), but my living room seats 5 comfortably while my sister's 20x22 living room has a 4 seat sofa 3 recliners and a 15' bench under the windows on the one outside wall.

The difference is the traffic pattern. I am happy with what I have, don't need more seating and like to wide walkways and open feel.

Not enough information. 'Slightly bigger' --bigger than what??? Could really matter. What is the architecture of said 4th room? Could it be used as an office/sitting room...an 'extra' room that is easy to dress in different ways is a plus for sure. Once our girls hit the age of unreason it worked well to separate their rooms. We were thankful for the 4th bedroom. Now that they are all adults and bringing spouses with them it again has been very used.

We need a heck of a lot more info before answering so a floor plan to scale of the house with both options I like a house tha has smaller bedrooms and bathrooms and more space in the main living area that is where I spend my time . I do agree you do a house that works for you not for some future buyer who has totally different needs and who knows what they will be . If you planning on selling right now ask a realtor what sells where you live otherwise do what works for you.
