I would plant Vireya rhododendrons in both areas. You would need to research if they do well in your area.

If you are selling in a year, I wouldn’t advise spending much on your yard, especially hardscaping. I would replace the wood chairs with a nice metal settee for a more inviting “destination”. The yard looks quite pretty so clean up and trim up and add flowers. Your front curb appeal is key. If you post photos of front from way far back, we can give you better suggestions. People hunt on the Internet so good, professional photos will be key. Taking photos now will help you “see” areas that need help now. Bbl

Light colors draw the eye so here is concept for this back area.

You can’t see either area from the front. The side one becomes visible as you get closer to the house.

I agree don’t want to spend much. But I’m good at foraging and these two areas are bugging me!

Some careful trimming to open your house up will be great. Then perhaps a bench with an arbor to distract from neighbors yard with quick grow vines. Maybe morning glories. Here are some ideas. You are handy so you could build something!
