Looks a lot like SoCal, where I am. I personally like succulents only when theyre mixed in with a Mediterranean drought-tolerant theme, otherwise otherwise, theyre too desert-y and you can have drought tolerant but still have things look more full and lush.

I would want a hedge, or a fence and a hedge, to demarcate your yard, and separate it from the street and the neighbors, a bit. I also think you need a medium-sized shade-providing tree or two, so your yard stays as cool as possible.

A great hedge that is so easy to grow is Texas privet (ligustrum japonicum). It has pretty white flowers, and grows fast. easy to keep in any shape and looks great all year.

Rock/gravel mulch and succulants, cacti, drought tolerant plants on drip can look every bit as good as a lawn.

Find out if your water district will give you a rebate on converting your lawn to a water saving landscape. Heres our front yard and a couple others.

I'd investigate the California Friendly Landscapes or Water-wise Gardens websites. This is a program that was developed to help homeowners convert to low water usage gardens and in many areas, involves monetary incentives to do so. There are so many awesome ways to do landscaping without water guzzling plants I have not had grass forever I hate it itrequires way too much watering, chemicals etc. I agree I dpo not live in SCal. but you go to the local garden center and speak to a person who has good info and maybe even a person they know who does landscape design. Those pics from Mojavemaria are a great inspiration and please put some windows in that blank garage wall.
