I would remove the white cabinets beside the fireplace (they look too kitchen-y anyway) and mount a tv on that wall above a credenza furniture piece.

How many people usually use the living room (not including guests)? I usually don't recommend putting the tv on top of the fireplace, but in this case, there really isn't any other place to put it.

I’d remove everything above the lower cabinets that are to the left of the fireplace. TV could then be mounted 6-8” above the cabinets. Place sofa opposite the lower cabinets. Then a comfy chaise next to the fireplace.

Probably no more than two users most of the time. The only problem with putting it over the fireplace is that it is hard to view with the seating as it is. Not sure how hard it would be to remove the upper part of the white piece, but will definitely check that out.

Another vote for just removing the top part of the built-ins unless she really doesn't have a need for any of that storage. A new top for the unit and maybe new pulls (I can't really tell what they look like from these pictures) would spruce it up and give her ample room for a TV.

Either remove the top of the built-in or wire the stairwell wall for TV and use a sectional in that living space. If she wants bar stools at the counter, get skinny, backless ones to save floor space. The legs on the previous owner's stools can be a tripping hazard. If she gets art, the pieces on the stairwell and fireplace are a bit under-scaled for their locations. Fireplace art can be as wide as the firebox opening. Stairwell art should be hung high enough to be seen over the stairwell wall from downstairs and can actually be huge if she wants.

If the top part is built in, is that a difficult job?

Probably just screws…will require some minor patching/sanding. The tougher part is matching the paint…hopefully the seller knows the current paint color. Better yet, they have a left over can of the existing paint. I think most paint stores can color match though, so ask what you need to bring to have that done if no leftover paint is available. I’ve never had to do that.
