it looks like watering issues..and physical harm ...

wondering if the pots too small for how large the leaf appears in this odd picture ..

when is the last time it had fresh media .... old media is usually where watering issues start ...

The image doesn't show where on the plant the leaves are located. Is the damage in older leaves toward the bottom of the plant, or are the newest leaves affected? I'm thinking the spoiled foliage is resultant of chronic over-watering and/or a build-up of dissolved solids (salts) from tapwater and fertilizer, both of which (by different mechanisms) can limit the plant's ability to absorb and efficiently move water to the plant's most distal parts - leaf tips and margins. When these areas are affected by an inadequate supply of moisture, they start dying cell by cell from desiccation.

Is the plant in a collection saucer? Do you water at the sink or in place? Do you thoroughly wet the entire soil column with enough water that a t least 20% of the total volume applied exits the drain hole? If not, please describe how you water. Do you fertilize? With what? How often? How long have you had the plant? What type of grow medium is it planted in? Does your home have an ionic exchange (uses salt) water softener?
