Help Choosing Flooring?

Looking for guidance on choosing engineered hardwood floors. My home had a flood so its a forced remodel of the flooring and I dont have an eye for design. Trying to decide between these 3 (light, medium and dark) (lago como, reward leone, reward ancona). All are 3-4mm. Its a townhome and the kitchen is very hard to match since my taste is different from the kitchen, so i may end up redoing the kitchen with white cabinets and quartzite, but this is what i have for now so i am hoping whatever i pick will work. Would these look really bad? its hard to envision. Any thoughts on which to choose? You all have such a better vision for design than me. Super grateful for any thoughts and opinions. i also included a picture of what the kitchen reno materials would be if i cave and decide to do that. This will be a rental in a year so im not sure if i want to do the kitchen reno. Thank you for your thoughts!!!!! :)

Light (Monarch Lago Como)
Medium (Reward Leone)
Dark (Reward Ancona)

Do you need to replace all the flooring in the place or just the kitchen?

I certainly wouldn't redo the kitchen if it's going to be a rental in a year. The kitchen, while slightly out of date doesn't look like it's in bad condition, so I don't think it will affect your ability to rent it. Unless you're doing short-term rentals - those can be competitive on appearance and may affect the price you can get. Depends on where you are. You can always check out your competition online. The prospective kitchen remodel you've pictured is certainly seen in the majority of Airbnb listings.

You do have a problem with the gray fireplace, walls, carpet and warm orangish kitchen cabinets. For me, I'm not sure any of your samples work with both elements since one is cool and the other is warm. Colors can look different IRL than in pictures, so I think you're going to know best.

@Patricia Colwell Consulting all of the flooring in the home will be replaced, not just the kitchen.

@eld6161 i know, i wish they were white, but they are solid wood and in perfect condition after 20 years so I don't know if I have the courage to paint them since paint will chip =( I love your coretec! What brand/color is it? Yes, the samples look so different in each room so it makes it so hard!

@kandrewspa thank you! Yes, I think that's why I'm having such a hard time choosing...the cabinets are orange and the rest of the home is grey/white. To me, it worked with the flooring that was in the home before, but now I'm trying to find something that works will in both and it's just not happening. I've tried over 30 samples at this point. I was going to just replace the floors with the exact same color/style, but then we are thinking why replace it with more flooring you don't like. Tough decision. =)

the light one for sure and just put black hardware in the kitchen. that will tie in w the few smokey knots in the planks.... . the light one is the best w fireplace area etc. remember area rugs and mats are used by people. you dont have to redo the kitchen.

if you are keeping the cabinetd as is,why not tile the kitchen. What what I can see, you have a separate kitchen, not open concept.

I can’t vote because don’t know which is which. But, I would definitely go with lightest one. And I would get www.allinonepaints.com and paint the oak cabinets. It will update look and this is easy process and durable finish.
