fireplace placement

Please offer any advice — I am building a small bungalow, just in the framing stage so I still have the option to move the fireplace. My issue is that I find it very uncomfortable to watch tvs that are over a fireplace and prefer to look straight ahead. I also like to decorate the mantle.

But…I’m worried I’m making my furniture placement very awkward. Maybe I’m too tied to my furniture. I’d like to keep the tv stand and sectional since both are newer and expensive for me, but maybe too big for a small space.

The sectional is huge though, it’s the deep seater Axis from Crate and Barrel and 9’ on one side, 6’5 on the other. I have a chair and coffee table too, but not as attached to those.
Should I move, delete or keep the fireplace? Thank you

If that wall on the left is windowless, you should be fine -- put the TV there and arrange your seating to encompass that and the corner fireplace.

It makes a big difference where you are building and what type of fireplace.

I built in FL this past year and skipped the fireplace. It just didn't make sense to me, to spend all that money on something that would never be used and I'm not attached to a fireplace as a focal point or holiday prop.

Now if I was building in Maine, I would certainly have a wood burning stove (or fireplace insert) for back-up heating.

And I lived in Florida quite happily with my beautiful fireplace. As soon as I got home from work, I would start a fire, pour my wine, then start dinner. We would eat at a table in front of the fire. We almost never used the heat function of our heat pump. During those 95 degree summer days, I would dream of the cooler winter weather and the few months I could have a fire.

Get the fireplace out of the corner and get a Mantel Mount. It's what I have over my fireplace and it works great.

Additionally your kitchen as designed really needs help. 36" between perimeter counter and island counter is not enough space and having that huge pantry in the corner is also bad use of space. I suggest you post in the Kitchen forum for some excellent advice and help.

You are very wise to consider your furniture/tv/fireplace NOW rather than later.

If this was my project, I’d ditch the sectional ASAP. As you said, it’s a very large piece for what appears to be an actual living space of around 16 x 14. With a fireplace and tv and staircase and windows and traffic paths, I just think it’s going to be massive. Use a piece of graph paper and cut out a piece the size of your sectional, using the same scale of your room sketch. Lay it on the sketch and see how much room that leaves you to walk around it.

The sectional is out of scale with the home. A corner fireplace is always a problem with furniture placement and usage. Fixing those 2 things will allow the home to have better flow, and be scale appropriate to the concept of a "bungalow".
