Has your realtor advised you to do updates? All markets are different, but i wouldnt soend any more money unless its for repairing or cleaning.

Good question. The realtor advised not putting more money into the house except maybe for staging (but we're not interested in paying for staging and moving furniture in/out). I viewed some lighting fixtures, rugs, etc as a minor investment relative to the value of the home. Also, I want to have a few updates in case we don't sell :>).

I think some type of lantern style would be nice over the table.

I think that by painting the sideboard/cabinet black and painting your table black, you will have added enough black into the room to justify the wrought iron chandelier. Wait and see…

Good point. I added another photo taken from the opposite side of the kitchen. Per the prior comment, I'm trying to stay away from copper as I already have enough 'orange' with the dated maple cabinets. Patricia is correct. Unless youre a flipper buying low and updating every square inch, youre not going to see a return on these investments. New finishes tend to just make old stuff more obviously old.

I don’t prefer predominantly black fixtures for this space; imo, it obstructs the line of sight too much. But the lantern option OP mentioned is for sure better than the current wagon wheel fixture.

And, btw, OP - although lighting choices are ultimately a matter of personal preference - fyi, copper works with wood, and copper also works with your wood; it could offer you an updated look. I think the lantern/fixture I show above (in my previous post) is out your budget. But there are actually many light fixtures in the world - and the one I posted earlier was but one option.

And at least I posted a lighting option... seeing as this was supposedly a post requesting options for replacing a light fixture...

They might be important but the choice can still put off a buyer I think changing all the buls to make the space as bright as possible is better money spent right now . I like LED 4000K bulbs so maybe give them a try.

I would actually remove most of your things in this case. With the glass windows and patiodoors on the exterior wall people will be struck by that. I'd leave a couch and end table and thats about it..remove the pictures / small things. Get some potted plants/even fake ones from Michaels... and set near the glorious windows you have . People are quite individual as far as "dining sets" size of table / type of chairs and they can visualize what they have or make their own calculation about that zone. Remove the dining table and chairs.... do you have a nice patio set..make sure that is all cleaned up and arranged to look inviting....you have a wonderful connection between the far end of the space and the exterior it appears.
