Hi Houzzers,

Ive bought a 400 square foot to rent out and am having a renovation done. In order to make it more appealing for renters im planning to have a murphy bed from bredabeds installed which has to be done in a fixed location. This should give the renter the option of making more space whenever they like. I figure with a queen size is a nice feature since it can be stowed and therefore wont take up too much space.

My dilemma is that the room shape makes it difficult to decide where to put it. The only 2 options i can see:

Option 1- next to the front door, which feels very awkward, although a shelf or book case could be placed between the bed and the door in order to separate the two as in the schematic.

Option 2- place the murphy bed in the middle of the room. In this case there is more room to get one with hutches on each side for additional storage. Some people are telling me that having the bed placed in the center of the room is uncomfortable, although it gives the option of stowing the bed and having lots of open area (or the ability to move the table to a central position with room for 4 when entertaining.

In either case i was thinking to install a tv mount on a swiveling/folding arm, so that a tv can be oriented either towards a couch or bed depending on where you sit. Im not planning to furnish the apartment beyond the murphy bed frame (without mattress) and the tv mount.

Im leaning towards option 2, but it would be great to get feedback or even new ideas if anyone has them. Since the Murphy bed takes 5-6 weeks to fabricate and deliver, i would like to decide that soon so that it won't hold up the renting
