KITCHEN LAYOUT RECOMMENDATIONS

Asking for a budget friendly (50K without appliances) functional and smart layout. We are ready for a full kitchen remodel. The house was built in 2004.

We are a family of 4 (2 teens). I cook most days of the week. I would also like the island to function as a work place for the kids to do homework. In addition, wet bar for hosting and adult entertainment.

I would like an over size island with waterfall countertop or a double island side by side🤷🏽‍♀️.

Appliances: I am considering THOR appliances (Thor Kitchen Appliance Package - 48 in. Gas Range, Range Hood, Refrigerator with Water and Ice Dispenser, Dishwasher, Wine Cooler, Microwave, AP-LRG4807U-14)

    BTW I know no teenagers who do homework in the kitchen . They all take their laptops to their bedrooms. But we need a to scale floor plan all winadows , doorways where those lead .All mesurements clearly marked and thta plan posted here in a comment in jpeg format Do not start another post. BTW I find to scale is easier done on graph paper I aslo never reccommned appliance pkgs to my clients. For instance I would never have any DW except Bosch. There is not one maker tha makes every appliance well.

    Teenagers doing homework in the kitchen? Can your teenage kids not be trusted to do homework on their own, at desks in their bedrooms?

    2 islands is rarely a good idea. And, you don’t want an island so oversized, that it’s difficult to reach the center for cleaning.

    Waterfall islands are most appropriate in very sleek, modern kitchens…with slab cabinets. Is that your intention?

    And, yes, post a floorplan for educated advice.

    We will need the plan to figure out on only where we can place the cabinets and island and such, but also what’s around. A lot of design will draw from other spaces to ensure flow and continuity. Along with the plan can you also add images of other spaces in sight of the kitchen? Including the outdoors

    NO...................no packages, and on a 50 k re do? Forget about 48 inch ranges. From ANYONE.

    Probably can forget wine cooler too : )

    Kitchens are generally 30/30/30..... appliances, cabinetry, labor. Start from 75 k unless you live in the woods: ) The BACK woods.

    Scale drawing and all dimensions everything.... better yet? Add an uploaded Jpeg of the house plan , first floor, from 2004.

    Thanks for your reply Jan. The 50K budget does not include appliances. I have an additional $17K budget for appliances. I’ve been quoted $78K for the remodel.

    Will get drawings and dimensions uploaded ASAP.

    Timing, so today my top of the line 'fridge went to appliance dump....6 years old. First the ice maker went and then the freezer. Not repairable. When the guys came to replace it, one said to me, hey, the innards are pretty much all the same. If a new fridge last you 8 years you are lucky.

    So, keep it in mind when you do the appliance budget.

    Remember the loneliest guy? Probably not, but your mother or grandmother will.


    As for kids doing home work in the kitchen while you are making dinner, perfect arrangement for them. We did it for years, grammar thru high school. I left them to it, but if they needed some help, I was glad to help. I remember my daughter had to name all the rivers in Europe. We made up this "rhyme" so she could whip the names it right out.

    @elcieg, just what do you consider ”top of the line”? What brand was your fridge? Might be helpful to others if you’d give us a name.

    I consider top of the line to be an appliance which is one of the most expensive in its class. One that comes with all the bells and whistles.

    But this post is not about brands it is about the OP's budget for her new kitchen. My point being, expensive doesn't equate to longevity. Part of that $17,000.00 might get Ty something else on her list.

    Not in my house will you take your laptop to your room and do your homework.

    You've been in school all day seeing your friends and rush home to Snapchat.

    Well you can Snapchat once you finish your homework where I can view you doing it!

    Homework not the issue but no plan no help IMO.I have done many Ikea kitchen remodels for a lot less thn 50K . plus appliances.

    Yeah! Take a look at bundle prices. Most often there will be incentives and amazing rebates. I saved hundreds when I purchased an entire line..fridge, stove, induction top, dishwasher, washer, dryer, microwave. Of course, I mentioned earlier that the fridge died an early death. When I was talking with the installer, he asked if I had notice the warranties that come with appliances now... only one year.

    I guess that is a tacit message from manufacturers who know theirappliances won't last long. I'm old and crotchety and I blame everything on all the computer stuff failing. It won't be long before the 'fridge is voice activated..."ice water, please".

    "Trust your teenager"? It isn't about trust at all. Today's teenager, (still considered a child until 18 and your responsibility), is under more social pressure than we ever knew. Give them a chance to study (and share time with you) without being interrupted. Don't get me started about unsupervised use of phones and internet.

    I just retired from 30 years of teaching high school, and I know kids who do their homework in a public space. Various reasons exist.

    OP, whether that happens or not, put several electrical outlets (and maybe USB outets) on both sides of the island.

    I would never have any DW except Bosch.

    I am incredibly unhappy with my new Bosch dishwasher -- heartbroken, in fact, that I'm going to have to put up with this piece of junk for the next decade or so:

    - The tines on the lower rack are laid out in an odd pattern -- three different directions? -- why would anyone do that?

    - The tines are small and set close together so that it's hard to wash my heavy Pfaltzgraph and Fiestaware dishes, but they're okay with my thinner chinas.

    - The lower rack doesn't allow for frying pans at all -- with the short little tines, they lay down flat /won't stand up, and if I wash a frying pan on the top rack, it doesn't come out clean /I end up finishing the job in the sink.

    - Because of the odd tine layout, the dishwasher holds maybe 2/3 as many dishes as my previous dishwashers.

    - What I do like is that it has two small silverware lift-outs instead of one large one; this means I can use one or both, as it suits my needs at the time.

    - I also like that it's quiet.

    - This is all from a person who has never been dissatisfied with a dishwasher before -- not even the basic models in rental apartments when I was younger.

    Make that "never a good idea", and I'll agree. Two islands doesn't allow for a good traffic pattern.

    Thoughts on this plan:

    - A 20' kitchen is huge -- and a kitchen can be too big. My last kitchen was too big (and wasn't quite 20'), and it attracted countertop clutter because we just didn't need all that space. I'd consider leaving a blank space on the wall between the kitchen and the eating area.

    - On the other end of the spectrum, 31 1/2" between the refrigerator and the island is too little. Test it out: Go down to Lowes and walk through their sample kitchens -- measure the width of their aisles (hint, they're mostly 42") and see how they feel to you.

    - Will you be able to store glasses right next to the refrigerator?

    - You have lots of 24" cabinets. I'd rather have 30 or 36" cabinets. Why? Because in every cabinet you lose a few inches to necessary hardware -- so if you go with wider cabinets, you're losing less to hardware /get more storage. However, especially with wider drawers, you should go with heavy-duty top quality hardware so your cabinets will last.

    - Where is your sink? I'm assuming it's on the island next to the dishwasher.

    - Where will your silverware be stored? You want those small pieces conveniently located near the dishwasher and also convenient to the table.

    - Are we looking at lower cabinet drawer stacks here?

    - Where is your trash can?

    - Where is your microwave? (If you plan to have one.)

    - Where is your fire extinguisher?

    Great questions @mrspete. Initially I wanted a oversized island to hold sink, microwave, trash bin and dishwasher. Due to budget realities I will leave the sink and dishwasher on the perimeter to lessen my expenses for plumbing. Since this change I haven’t given much thought about where the trash will be located. Suggests????

    Great recommendation on the cabinet size (30 & 36inch uppers)This is the type of information I was hoping to get here.

    I’m looking forward to my next trip to Lowe’s to get a sense the scale, width and space of appliances aisle.

    I would like lower draw cabinets. Note taken on stronger hardware.

    It looks like a really inexperienced Lowe’s designer. If you are using a 48” range you need a 54” range hood. There need to be fillers at the end of runs next to walls. Is that a blind wall cabinet in the corner? It doesn’t look right. You want at least 48” from front handles to countertop edge. Just so many problems.

    Be realistic about the island size you can have in your space. Islands have been super popular for ... decades, but they are space hogs because they require so much circulation space on four sides. Islands are also expensive because they must be finished on all four sides.

    Since this change I haven’t given much thought about where the trash will be located. Suggests????

    Sorry, no suggestions from me -- just hints about decisions to be made. But do make those decisions; if you don't, you'll have to squeeze it in somewhere.

    Not just uppers! Go wider with your base cabinets /drawers too!
