Framing question

Can someone help explain or draw a sketch on how the framing would look on this house plan? I believe the house has the appearance of shed dormers but I believe it was just be a 3/12 truss. With the 12/12 gable look around the exterior. Having trouble figuring out how you would connect the 12/12 piece to the house framing wise.

Another way of describing this work is that the 12/12 rakes and lower roof eaves are not part of the house frame; they're attached to it after the frame has been sheathed.

The designer has attempted to further diguise the true nature of the house by using shingle siding on the upper walls but to make it more effective, the upper corner boards should be omitted and the shinglles woven at the corners.

Details are important especially when you're trying to fool the eye.

A good attachement method is Ledger Lok structurel lag bolts from FastenMaster that don't require predrilling.

I never like shed dormers the whole length of the house and for sure not on both sides . Why are you asking? Imo that house you show would be so much nicer designed as a salt box style

It appears that the corbels are structural, supporting the gable end roof framing. Probably need them on the sides to support the cantilevered roof framing.

This is a simple 2 story house framed in a conventiaonal manner with continuous 2 story walls supporting low slope roof trusses and false projecting gable rakes attached to the end walls to mimic a 1 1/2 story house. The gable brackets in this case will actually support the false gable rakes.

In person this will look like the 2 story box it is. Highlight painting of the 12/12 gable will help but hard to conceal. IMHO better to embrace what it is with better architecture.

The 12:12 eaves are just ladder frames attached to the gable end wall. It looks like about a 24" overhang, so that would be pushing it (maybe 16" ladder frame unsupported max), so as said the corbels are needed. Google image ladder frame eave vs outrigger eave.

If you can't figure this out, you probably shouldn't be DIYing it. If you have a contractor, ask them.
