Layout help needed-18×10 kitchen

How would you layout this kitchen? The existing dining room is hard to get to so I'm looking to combine it with the kitchen for a total space of 18x10ft that is open in one short end. There are only two people living in the house but I want to be mindful of resale. The living room is huge so I was thinking of putting my dinning table there, mainly because I already have it and I work from home.I'd also like your opinion on upper cabinets. I don't want to block the corner windows from shining to the table/living area.

Could and should I do an island?

The picture is what I've thought of so far.

On the wall across from the proposed sink - so to the left of the door - do you intend to put cabinets there? I'd either go for uppers and lowers or a full floor to ceiling pantry. If you make that space usable then I can see forgoing uppers in your kitchen so as not to block the light from the windows. I can also imagine having uppers to the left of the fridge. They don't have to be super deep. A few things to consider -

    1. What direction do these windows face and how much light do they let in? Will this light travel down to the dining area?

    2. If you don't have uppers near your dishwasher, where will you store dishes and glasses and how far of a walk is it when you unload the dishwasher?

    3. Are you an open shelves person? I hate them but if you like them, they could be a good option to keep the space more open and get storage.

    4. How tall are these windows and how high off the counter do they start?

This picture has tiny windows trapped in a corner by uppers. It is an example of what not to do for sure!

I like leaving the left window wall open and having the right window wall with cabinets. It seems like a good compromise. And while I'm not usually a fan of glass doors, they really work here to continue on the feel of the windows.

This 3rd picture is again an example of one window wall having uppers and the other side of the corner window being free of uppers. This too has a nice hutch type of storage that could work across from your sink/dishwasher area. I think this set up flipped for your layout would be great. The white walls and ceiling help reflect the light as do the glass uppers in the hutch and the tiles behind the stove.

You do not have room as you designed it for seats at the peninsula. A table needs 36" minimum between it and the wall. You only accounted for 24"

Also you don't want only 24" between sink and stove. That is the prime space for prepping. The larger the space, the better.

A better layout would be fridge, dishwasher, sink and stove on the L part of the perimeter with no peninsula.

Because dining chairs are way more comfortable to sit on you can drop seating at your peninsula right next to the table. No resale penalty. I'd drop the peninsula for the straight counter space.

Is this "Building a Home" or is this a "remodeling" ?

Agree drop the penninsula. i thought about forcing one in like this and very glad i didn’t! it will keep the kitchen much more open if you skip it to. then you could put dw to left of sink. leave at least 3’ between sink and stove (i prefer 4’).

Have you hied a kitchen designer yet? It doesn’t sound like you have. Start with finding a good one to work with.

Does the entry door need to be in the kitchen or can it be replaced?

I love the Bellaire House picture above and would strive for some of those elements in your kitchen. Really looks perfect for your space!

Be careful about the depth and positioning of the fridge. You generally need room to be able to open the door past 90 degrees if you want to be able to remove the shelves and bins.

You don't have room for an island, or a peninsula for that matter. You actually show about 3-1/2 feet between sink and stove, so that is adequate, although you could move the stove closer to the inside corner of the counter and have even more prep space. And I would consider a reach-in pantry and maybe shelves along the bottom wall for more storage space for food and kitchenware.

You can have an island, it will just need to be pushed up against one of the walls.
