Having similar issue, adding a standing shower to the powder bath and losing a cabinet. hopefully it ll work out well.

I think it depends on weighing cost vs how often you would have guests (and who they are). We thought about expanding our half bath to add a shower, but the cost didn't really make sense given we would have guests 5 times a year or so.

if you can afford it now, I would add the bathroom.

In general it is a plus for resale to have 2.5 instead of 1.5 baths, but do you have the space without having to do an addition? If every other house in your neighborhood only has 1.5 baths then I would feel less motivated to add one.

I don't know how many people are in your household, but I happen to think one of the secrets to a long, happy marriage is not having to share a bathroom, so I would want 2.5. :-) Then the extra one would be used all the time whether you have guests or not, which makes it more worthwhile.

I think the details matter. we only have guests for a night or two intermittently. they are close friends or family and certainly no one expects there own bath (there is only one full bath in our house haha). if i was hosting parents for long stays and they were helping with childcare i might splurge fir the extra bath!

IMO without any clue as to the house layout how would we know? Post a to scale floor plan here and mark all the spaces as they are now. Every window and doorway marked where those doorways lead. All measurements clearly marked use graph paper post here in jpeg format and post in a comment here DO NOT start another post on this subject.
