Hire an architect. When you are getting ready to spend 300K-400K on separating utilities, creating firewalls, and creating egress, plus all the rest, you need to have a much better plan for the whole.

Threw this together quick. The bedroom in the apartment does not need a door from the bedroom into the bathroom. Then you can change the direction of the bed and add a closet. Put a stackable in the bathroom for laundry and you are all set. Have all the plumbing supplies and drains facing the main sewer line location for ease of plumbing.

Turn the other bathroom 90 degrees from the one in the apartment. This will leave a decent area to create the laundry room area and extra storage .

Not sure where you are located , but all of this by me would need an architect and permits. So I would start there.

Debbie, thank you for the drawing.  Hiwever, the problem with the closet shown in your sketch, would be blocking the window.  I was looking to add the closet into the vacant space as to not make the bedroom any smaller.

All of the framing and electrical is in already.  Plumbing for the kitchen is also in place.  The closet, 2 baths, and laundry should be added to the vacant space.

Permits will require some type of design documentation to be filed. Proceeding without that happening is not going to be good on your bottom line when the stop work and fines happen.
