Why so many roof lines??

No grills (= muntins).

Does the beach house have a view? If so, no grills.

I like the 2/2. It's traditional enough without being busy. The 4/4 looks too busy.

Have this conversation with the person that designed the house. It appears they suggest grills. They have knowledge of the influences that went into the design, knowledge that no one else possess. Advice you receive out of ignorance may screw up the design intent.

Treat all sides of the house the same.

Match the look of the door.

Yes, those appear to be dormers and this looks like a very cute house to me. You 100% need muntins as this is a traditional beach cottage that would look bizarre with plate glass windows. Two over two does not make sense with this style house. Go with what your designer/architect drew, which looks great.

Do you have to have hurricane windows? Or what about Low-e codes? If so, look at them with grills, etc. They often do not look anything like the pictures above.

I do not love grids but IMO the most attractive is the 2 over 2 and the next best 4 over 1

I think x over 1 is best. The 4/1 looks great, 6/1 could also. The house is inspired by twenties colonial revival and the often had multipaned uppers over clear lowers.

What do the other sides of the house look like?

I stand by my first suggestion: 2 over 2, as it is a cleaner and more updated look and the plus is, it matches the door better. It looks great in the real life pic you posted.

4 over 1 is ok but the scale of the side of the house make it look a bit too much and the door looks a bit off. For the "purist" commenters, this is not a 100% pure style with those nested gables.

I understand the dormers roof line and and the gable end but not the the mini one over the door and the medium size one .. you Americans and complicated roof lines !

I love my roof especially the side elevations. With a narrow lot and other constraints, the roofline changes the home from a rectangular box which seems to be the norm on the block.

Don’t focus on front door. Haven’t selected that yet. It will be consistent either way.

IMO 4 over 4 will look dated in no time. Andersen sells wood grills separately so you can always go with plain and order grills later.

I’d only do two over two, or four over one. I prefer true divided. Look better.

Here’s the East elevation. West is similar and the south has a lot of glass. Two sets of French doors.
