Convert room to bedroom

Hi, looking for suggestions, Converting existing room to a bedroom.

Questions

  • Should I change double doors (French doors) to a single door?
  • Not sure on Placement of Wardrobe, can i put behind door 1

    Curious. What was it meant to be? Office? Even so what a silly 'architectural' element sucking up soo much floor space!! But to your question I would not hesitate to box in the door way and make it a single. The space you get with one smaller swing will server the bedroom well. Your furniture lay out plan will be fine once the double doors are omitted. You might even rethink where the door will be. Do you want it centered on that wall or to one side so you have more wall space?

    I would replace the doors with sliding doors. I would either paint the wall around the window a nice accent color that the child likes and center the bed under the window and find some pretty colorful curtains and put sheers in the center. I would tie the curtains back. I would find a comforter that either matches the curtains or choose an accent color from the curtains for the bedspread or comforter. Put some accent pillows on the bed. As far as the wardrobe goes, I would try to put that in the closet. A treasure chest at the foot of the bed painted in an accent color or white would look nice. Possibly a valance for the curtains. If you don't want to paint just one wall an accent color I suggest painting the entire bedroom. Some colors to consider, lavender, pale pink, apricot, pale blue, mint, sunny yellow.

    It's cheap to make real closet. The size of the wardrobe is unclear btw

    That said? Make it functional

    If you have room add the cabinets on both sides of the bed so it doesn't have to be shoved up in front of the window. Add desk to the opposite side of bed.

    Where is this in the house and does it have a full bathroom?

    This is a conversion for use and not resale, correct?


    What does the hallway look like? It might be better to maintain the appearance of the doorway from the outside which means keeping the doors. They don't both have to function.


    Will the wardrobe be a freestanding type or built-in style?


    I would pin one door in place and use just door number two--replace the handle on immobilized door #1 with a plain escutcheon you can't grab. Freestanding wardrobe. Tinker with your proposed furniture arrangement a bit. I think it can be an acceptable bedroom without any construction at all.

    The room was a multipurpose room / home theatre. House is 2 storey, 3 bed, and wanting to make a 4 bed in order to sell.

    This room/bed is downstairs with a full bathroom next to it.

    Has a knowledgeable realtor in your area confirmed that this will give you a payback? Our realtor did the opposite when they staged my parents' 5 bedroom home. One of the bedrooms was staged as an office, despite it having a built-in closet.

    I assume you already know the legal requirements to call it a bedroom, in your state.

    If you NEED it as a child's or teen room for you? Fine.

    Stage it when you go as adult guest space

    If you looking at changing it for resale then I would definitely set it up as an office/guest room. I'd keep the double doors. You'll probably have them open when showing the house so why go to the expense of changing it if potential buyers may not even notice it . For the closets space I'd either build small closets on both sides behind the doors or use something like Ikea Pax cabinets. In our area you have to have closet space to be considered a bedroom but it can be a cabinet as long as it is not freestanding. Then add a daybed that doubles as a sofa with the desk opposite it. Add a rug and window treatments to make space inviting.

    Let the new owner decidw what tou se it for Right now just decor to say guest room and do not touch the doors .

    100% Patricia! I missed the we are doing this for resale. How do you know what a buyer might like. Don't do anything that will make them undo/redo money that was just spent!!! Most people will put their stamp on a place and it's a lot easier when the previous owner didn't just stab in the dark and waste money.

    Not sure how any proposed renovation, or staging, would affect the number of bedrooms in the listing of the house. Maybe I'm misreading his comment.

    Partim made the point .Just call it flex/bedroom in the listing. If you need a 4th now? You have plenty of ideas above. Stage as your realtor recommends

    In most cases the house will appraise higher with a fourth bedroom. It has a window, so it should not be problem turning it into a bedroom regarding permits. I would go with a single door and add a permanent closet. It is fortunate you have a full bath downstairs. I would check with a local real estate agent to verify all this.
