Help with master bathroom / closet layout

Hello! We are trying to residing out master bedroom / closet / bathroom, either 2 versions we came up below & are looking for other ideas or feedback. A few issues to work around: a chimney (noted in the blueprint) and heating vent on the same wall. We love a wider bathroom but are currently maximizing for closet space. The plumbing is currently generally in the area of design 1 if that’s helpful to know. Appreciate ideas we haven’t thought of or feedback here!

is this your drawing or a professional?

What direction are the windows in the bedrrom, bathroom space?

2nd floor? Ground floor? Do you intend to keep the plumbing where it currently is?

what wall is load bearing?

Our bathroom is Option 2 and we like it, it’s my favorite bathroom I’ve had. A couple of detail difrerences: instead of a linen tower, our vanity goes to the wall. On the end by the toilet, there is is side wall with a mdicine cabinet, then a short pony wall (just the right size to hold a cell phone so water from the sink doesn’t splash it). Hides most of the toilet. Then, there is a wall between the toilet and shower about 2.5’ wide, that has the controls and hides them and the showerhead and corner niches from view. For storage, there is an cabinet filling the space above the toilet between those walls. I know those are not fashionable, but it is mostly out of sight, matches the vanity, and holds plenty (and conveniently holds the extra TP).

Do not have the closet door in the bathroom.
It would allow moisture from the bathroom (mainly the shower and tub steam) to get into your clothes. Have a good exhaust fan in the bathroom to remove odors and moisture and send it directly outside.

Not professional, windows open straight up and face east, it’s the 2nd floor with a hallway on the right side. We’re open to moving plumbing and believe the exterior wall on the right is load bearing.

Your master shower should definitely be a bit wider.

I prefer the closet door opening into the bedroom to maximize space in the bathroom and closet. You also don't want to be locked out of your closet if the other spouse needs privacy in the bathroom.

Thoughts on Layout 1:

- The bed is nicely oriented towards the door, room, and bathroom ... the walking patterns flow well. However, I think the bed should be centered in the room.

- What size bed are you thinking? My bedroom is 13' wide, and we have a king + 2 large nightstands ... with the dresser on the side, I think you'll need to go with a queen.

- 30" is enough width for a shower, but with 12' at your disposal, 36" would be nicer, and 42" would be nicer still, but 42" might steal too much from the other areas.

- Where will you hang your shower towels?

- With duplicate sinks you don't have any space for drawers at the vanity, and you will miss them ... better to go with one well-done sink flanked by a set of drawers for each spouse.

- I'd move the sink vanity to the opposite side near the toilet ... this keeps all your water in one wall, and it streamlines your walking path. Also, a pocket door behind the vanity (with its plumbing) isn't going to work ... unless you make the wall extra thick.

- I understand this places the vanity under a window ... go with transom windows above the vanity.

- Reverse the swing of the door into the bedroom ... you want to open the door and walk into the room /not a wall.

- You have nice windows in this space.

Thoughts on Layout 2:

- I prefer the bed centered in the room + the dresser and TV dead-ahead of the bed.

- The bathroom is more streamlined /flows better. Many of the same thoughts from Layout 1 are still concerns.

- The closet space behind the door is kinda wasted. Maybe go with a pocket door on the closet.

- This gets you a little more space in the bathroom and the closet.

Oh, I just recognized the linen tower ... in Layout 2, I'd move it to the other end so it'd provide a pony wall for the toilet.

For storage, there is an cabinet filling the space above the toilet between those walls.

Practicality is more important than fashionability. My concern is, If you put a cabinet over the toilet, where will the towels hang?
