Good morning to everyone.

I’m a realtor and I build (I am not a contractor but I have one) and sell houses. I have a model house that I had built and sold two times and people appears to like it a lot as I have no issues selling it. I have been looking at the floor plan and after learning a little more floor plans I wanted to improve the floor plan of my next construction. I hope I can get advice from you guys!

The pictures attached show the model I’m building. The picture with no handwritten measurements is the model I had built twice and the picture with more measurements and names of house sections is the version I drew with my “improved” design. I would love to hear from you if you have any advice on how to improve the floor plan.

Please keep in mind that options such as throwing the whole floor plan and get a better one designed by an architect are not possible as all the extra fees and extra time would make it not profitable. Also I can only modify the walls inside the house.

Notes:
-The house is going to have vaulted ceilings
-the house is going to have 8ft doors
