How many people will be using the room daily? How many guests to you want to accommodate? TV? Do the closet doors open into the room or are they sliders?

Do you have any pictures of the room? That would help a lot. Also do you know the width of the fireplace and the length of the adjacent walls? We understand that you may not because you are not in the apartment yet. Just hoping.

Hi, thank you for response! One person will be using the room daily. Ideally i'd be able to accommodate at least 3 guests. I'd like a TV and the closet doors open into the room, but I don't expect to open them too often (more of a storage closet).

The fireplace is about 5ft wide and has about a 2.5 ft base. The wall space to the right when facing the fireplace is about 3ft. The wall space to the left is 6'3. Attaching a few pictures, I must admit they're not not the best haha.

Are these pictures of what you already have in the room? May we have a picture of the room showing the kitchen and the door leading into this room? The pictures you posted helped a lot.

We are presenting this 3d rendition with suggestions for your consideration. The couch is 7' long. The table is 2'5" wide and 5' long (very small). The TV is a 45" screen. One small slipper chair and two floor lamps on either side of the fireplace, one 8' diameter round rug.

Sadly, that would be a monster in the room. Actually, we were going to suggest getting a smaller couch. But the 7 foot couch is the max. Please don’t get a sectional for that space. Angling the couch, makes it easier and better viewing for the TV in the corner on a corner console. Putting the TV over the fireplace would be uncomfortable, viewing that is why we suggested a corner replacement. What a gorgeous space! I love the layout from Mae Day. I’d consider a rounded sofa. This one is from Wayfair.

Have you considered putting the t v in the alcove? It would allow for the closet doors.

Position a sofa (and the coffee table), to face the t v in the alcove.

Now a wider dining table could go in front of the fireplace (add a bench, two upholstered chairs; the shelving could go in the 6' space to the right of the fireplace. Photo isn't quite on spot, but hoping you see what I mean. The shelves would now be more usable...dishes, glasses, liquor (if you serve). Now, with a bench, two comfy chairs, you can accommodate more than 3, if needed.

Consider the following:

Use the small dining room for your desk and lounge chair. It seems too small for a good size dining table. Your desk can be on the back wall with art above and maybe a wall treatment - paint or wallcovering. It will visually expand your space and you mentioned someone using your space during the day, an office (?).

I am a big fan of banquettes for dining, especially in small spaces. If you tuck a bench/banquette under the shelf to the kitchen, add a single pedestal table - oval or round - and two comfortable chairs, it can easily accommodate 4. I also like that elevation when entering your place by seeing the fireplace, add a tall bookcase on the 3' wall on the left, and the table near the kitchen.

Consider moving the TV to the right of the fireplace near the window and lowering the height to align the height of the tv with the height of the mantel and a cabinet below. The trick with a small space is to keep the focus at one height so it expands the room.

If you are considering window curtain panels, install them ceiling to floor (right under the moldings) with simple brushed nickel rods. Again, it will expand the space. Don't skimp on the curtains. If you're interested, I can give you more info on window treatments.

The sofa area can fit a good size sectional with or without a chaise. A narrow sofa table behind the sofa is good for a lamp and accessories.

@Kennedy, yes, put the t v on the wall in the alcove. Don't put anything else in there unless the piece is a console. If you turned the sofa to see the t v, how much room would be left for the dining table?
