My Lexsus was a lemon. A wonderful LEMON! 🤪🥀🤪 LOL! And i am no longer in love with it’s lemony behavior as much as my juicy lemon tree! I just put in new power steering and 2 weeks later a new alternator! Last year I put in a few expensive new things, too. Ridiculus! How fast can I trade it in!!!!!! LOL! I had been thinking fir last couple months that I’d like a Volvo for safety due to my commute & snow, also. And people hit deer often on these coubtry roads. I hope to never hit one & I drive very carefully, but Ivould like to be in a safe car, anyway. My auto shop fixes my cars for last 6 years & he sells Volvos, BMWs, Mercedes & higher end cars , too too.. I guess I had been eyeing his Volvos for awhile. Driving a Volvo is a drean! They have the smoothest drive ever, luxurious, very very comfortable, and this one is in excellent condition, looks new. My dealer/auto shop warrants his cars because I come to him to fix them if they didn’t work, too! LOL! I drove a couple of his used Volvos and all seem impeccable. He only takes nice cars. Actually I have never seen so many ”used” excellent cars in good condition! I should have tried his cars way back! His dealership/auto shop also near me so it’s convenient to work with him. Pretty thrilled! Can’t wait to pick-up my new ”pre-owned Volvo CX60” on Wednesday! Btw, it is the nicest car I ever road in! Try one! 😊🥀😊

I love the idea that Volvos wete originally made to withstand an accidental encounter of a MOOSE! A moose! Oh, My, Eeee gads! I was told my Volvo door is 4 times heavier than my Lexus door. I also like the Volvo steering best-firm, strongly built. It doesn’t wiggle easily, but feels well built! Ok Ok… enough about cars…. Lol!

Gorgeous, big fat Quicksilver, Kristine. Oh, no, another one I want. It's been very popular, and I've ignored it because you know the reason. Yes, Sarah Bernhardt is the peony I really recommend. It's got to be good to be so popular after 125 years. Thanks about Brother Cadfael. He's in awful tree shade, though remains huge, so I tend to neglect him. He doesn't bloom much after spring anymore (tree shade), which is so sad because he used to be such a tremendous bloomer growing smack against Jude the Obscure. He has huge gorgeous blooms and a great scent. I posted some pics on the current thread about pre-ordering some of the Austin classic roses.

Kitty, so many lovely roses and I was impressed by many, but surprised how exquisite Morden Blush is. I'm checking that one out. I do love my single Morden Sunrise, which has been blooming nonstop since May3. I need Morden Blush. Your Bro Cadfael is looking beautiful. Yes, he is a big rose. Mine is at least 8 feet tall and very wide. That first photo of the unusual, but so lovely dahlia, Pinelands Princess, was worth the wait. I love her coloring and interesting look.

Brother Cad’s bloom size and the capability to grow such a huge bush is tremendous & a surprise! My B Cad is only 4 ft, Lol! I needed to fertilize more. But now he’s fertilized well & growing! My big BC bloom was the most wonderful surprize! I had no idea what a wonderful rose BC is!!!! Love BC! It was my daughter’s fave & I planted it for her! What a grand reminder if her. She lives in Texas. Your 8ft BC is unbeleivable. Wish you could move BC into the sun! It’s blooming time!

Thank you about my roses & dahluas. I live in Geneva, NY, in the Finger Lakes area. Double check the name “Nyad Lake,” I cannot find a kake by that name.

Did you mispell? There is only NY Finger Lakes & properties are inexpensive. You can find a grand home for $150,000-$250,000 or more. However However, weather is colder. However However, I like that we can have bulbs in spring!!!! I have a plethora of bulbs to plant for fall, tulips, daffs, ect! Love them!

Thanks Kitty, yes prices were way lower than here. I must have misheard the name of the lake, it was sure pretty though.….., Ok , the catalogue that I got is from Gilbert Wild. I have hotten some of my favotite daylilies from them. If you want a short daylily that blooms all season, it is Apricot Sprinkles. It is still blooming. They also have lilies and irises and hostas. I have always been happy with their product.

Kitty, those prices are way lower than Boise, for sure. The far West has awful housing prices. And it is colder in upstate NY, too. But it's a beautiful area to live in, and I also love and have traveled in New England quite a bit Gorgeous places, but so snowy. Thanks about BC's photos. I'll probably shell out another fortune this March to have the trees worked on. I could have sent Jemma to college on what I've spent on tree thinning, limbing up, and removal. We were required to have too many trees for such a small yard, but the worst trees are village owned and grow in the hell strip. We don't own them, but we have to take care of the awful things.

Kristine, I don't think you'll regret growing Sarah Bernhardt. She is a very late peony and the others I grow are pretty much through blooming when she starts up, but she blooms with the roses, and I like that. Diane

Kitty - It's really good to get a car from a guy you trust and with whom you'll be moving forward with as a mechanic. Excellent! A moose!! Really? I didn't know that Volvos were that engineered so well to withstand that amount of stress. Being a heavier vehicle will mean more money in gas, but you'll feel safer and that means a lot. :) :) Such beauty in your pics!! My faves are your Celestial Night and Darcy!! Who, man!!! That Bro is amazing!!! Look at all of those huge blooms!!! Actually, I tried it before when I was learning that Austin roses aren't the best for me. Although I do love Bishop's Castle and Gabriel Oak. Oh, and then you blow my mind with your Mme Dubost!!! WOWZA!!! Kitty, Texas and New York are so far away. What a shame. My kids are far away too...but not that far.

Kristine - Oh, I looooove your Quicksilver...the big wide open flower reminds me of Queen of Elegance!! As to Sara Bernhardt...mine has canes that flop everywhere. There are lots of peonies that don't do that. But, then, Diane's doesn't look like it flops. :) :) Oh, the house next door still hasn't sold. Maybe the snow in winter will hide the outside flaws.

Bad trees!! I used to grow Morden Blush at my previous house...it grew beautifully with soooo many blooms...like your Julia...but not as big. It takes awhile to rebloom. No fragrance though...which is why I don't grow it. :) That's a shame about Munstead Wood...so many people will miss out on this beauty. Thank you regarding my roses!

I looked up “Lottery Dream House….. Perfect lake home….. they looked at at home in Oneida Lake in Syracuse. Then he went to Near by cities on lake. They found a $180,000 Lake House to show, w/ lake view, innPotters Bay, on you tube. Beautiful-cery rare at that price ! They also found a $150,000 lake house. Also, Shepards Point on Onieda Lake for $150,000. These are the best lowest orices I have ever .seen for a nice home on or near a lake. Eventually he found a home for $100,000 for tge couple, small but nicely renovated well, probably 10 min from lake, no lake view. They liked it best for price. .The TV show finds the best homes ever on the lake. I looked at mutiple websites & Movato & could not quite find that low price & quality homes. However, if look enough probaby could find the perfect one.,

Homes do range from about $40,000 super fixers to complete average older homes $100,000+-$400,000 newest moderrns-$millions. Many homes in my area are $100,000-200,000 10 min from lake. Lots homes different prices 10 min. from manyblakes. On the lake front most start in $200,000+. to millions.

I live 10 min. from Seneca Lake which is a bigger more scenic Finger Lake…. and I like Canadaigua Lake which is 25 min away from me. I drive or walk to the lake. Both these best lakes in the area I think. Some people have million doller homes on these lakes, too. i found many homes on lakes for 200,000-1,000.00+/$2,000,000+++ on up! . Roosevelt had a home on Canadaigua Lake.

However the Finger Lakes can be very affordable & I have a small commute to the city for all savy interests, symphony, galleries galleries, ballet, Mall and more! The country is wonderful with festivals, wine tours, farmers markets! Fabulous! Best if both worlds!

Fun to look at homes! Snow is only couple minths w/ climate warming now.

Thank you! Rises are happy & loving reading about new car until I pick it up Wed. It has soooo many safety features! It will even stop auto if it thinks it will collidexw/ another car, Wooza or pedestrian.!

The new Volvo is a dream! Best car I have set foot in! Soft luxury seats-good for me to drive smooth drive! Volvos are best in safety & luxury confort. Nice to feel confortable commuting & safe! Your Mme Dubost will grow next year. My MD was very sm first year, too too. 2nd, then 3rd year best!

Kitty, I think your area, Geneva, has milder winters and less snow than Syracuse, part of the snow belt. I went to college for a while at Syracuse U, and as soon as the beautiful fall ended, the horrible temps and snow began. I fled to California to continue my education. Never regretted it. Diane

Kitty - Those car features sound wonderful...and you probably have a back up camera and lane cross-over technology, etc. Our old car has none of those features. I'm happy to know you'll be safe driving. :) :) As to the roses, I've got 7 own root roses from Heirloom...I'm looking forward to next year when they do better. :) :)

I think all of the Finger Lakes now have milder weather. Syracuse is north of me & has colder winters, though. I’d leave Syracuse too-if I were going to college! Lol! I think my winters are like yours now, but yours start sooner and mine end later or something.??? 🤪. Can’t remember. We have been holding off snow until Christmas in last 2 years, but it’s gone by Feb or March. I think 2 months snow is all Zi can stand-still too much! The new car will beca comfirt in all this snow! LOL!!

Btw, it’s sunny hot today, 79F or hotter! Staying inside.

Carol, I transplanted Eisvogel from hrt pot to the ground and dhe bever missed a beat. She appears to be a nice sturdy rose. Im glad that you are going to try that one.

Yesterday the flippets were at the house trying to back back to life their dead plants with a sprinkling of water. They planted a few things and watered at first and then not for weeks so everything died snd Iguess that they are trying to recussitate them. The front yard is all dirt, pine needles, roots ad rocks. The back ysrd id sll dead overgrown trees and shrubs and no grass, just weeds. It is also mucky wrt in areas. The walk ways are all cracked and there is rocks and rubble everywhere. He said to me, we thought all of the houses here were $500,000. First of all, ours isnt and and the yard id nice and our driveway isnt a mess and we have air conditioning. I tried to warn them when they were looking that there were some expensive issues. I dont understand why they cant at least clean up the piles of rock and broken concreate. I may never have neighbors at this point.

Kristine has your Eisvogel shown more than one color? I think last time you showed it to me it was all magenta.

Kristine - yeah, that wouldn't be too difficult...give it a "bit" of curb appeal by getting rid of broken concrete. Sheesh! What a mess. Oh, so there's hope for me with Tantau/Evers roses. lol Thanks! :) :)

A sales rule about selling houses: Make the woman fall in love with it at first glances. Woman fall in love , then the woman or their hubby buys. Yikes! What’s to fall in love with? Broken concrete, rubble piles, weeds, dirt, dead plants? Outside curb appeal is number one!

It’s easy today for anyone to become savy pricing a home correctly to sell. Just look at the city area houses for sale on zillow & other sites, comparative homes-look at the competition & see if your price is reasonable?

So many people just wish firva price & don’t look to see their competition. The flippers priced their home on the high end without looking to see their competition. The realtor knows it. She may have warmed them. They were wishful with that high price.

However, if I was the buyer, I eould look at all competitvely proced homes & buy the one “one with most lovely features for least orice.” It wouod not be your neighbors house.

If you want to sell a home you need to make it the best deal available, too. The most lovely! The greatest amenities & construction. A little less pricey than others. It needs to grab your eye as exquiste! (Not turn you off by unsightly rubble & dead olanrs & weeds! Ha!)

Your flippers will have to learn to sell it the hard way by watching it sit. Until they improve curb appeal

Eisvogel is a vigorous rose. My Eisvogel keeps getting bigger. For a first year rose she looks great! She had a few blooms for an own root. In sunny weather they started peachy- pink. In cool weather they stayed pink. 2ns season she will bloom a ton I am sure.

Gardener chopped off a bloom. Didn’t get the best photos, but Eisvogel kinda looks like Miyabi when opens at first.

Jim, I'm so glad you're feeling steadily better. What a great looking yellow coneflower. My coneflowers are on the way down as we get into fall. No heat on here. It's 88F today, and 92F tomorrow.
