My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

Just a few I never got around to posting

I still have about 18 blooming, 8 seedlings, 7 VTs, Olalie Autumn Gold, and a bee pollen extra extra late [just really getting started].

Wind Frills is done now, but I didn't post the super clump previously.

a not so good photo of the bee pollen one. Not a favorite but so very late I keep it.

VT Rose Rosy x North Wind Dancer, 7 1/2", now about 15 buds and growing as it is my first bud builder seedling. It, the reverse bi-color one and a peachy one have bloomed for a long time.

My Vintage Wine x unknown. The reddish one and the tall one are recently done, the white one [3 scapes] and the one behind it still going.
