Floorplan Assistance

We moved into a 1950's home a little over a year ago and are planning a major renovation, but struggling with the floorplan. The home is not large, under 3,000 sq ft, but sits on a .8 acre corner lot at an angle. Open to working within the current floorplan if possible, but understand additions may be necessary. Trying to get an idea if this is even possible as it's a quirky house. If we can't get what we need out of this home, we're prepared to demolish it and start from scratch, but we love the character and would rather avoid that. Appreciate any ideas!

What we need:

  • A larger kitchen to entertain that is connected to a main living area, but not necessarily open concept. We have extended family in the area and host family events that easily bring in 50+ people to the home.
  • A butler's pantry.
  • A large dining room to fit a 13 ft table - dining room table is currently in the "family room" on other side of island.
  • A much larger family room - we are currently using the dining room as the TV/family room/den and it's extremely tight.
  • A 3 car garage (currently only 2 w/o room for much storage) - open to turning the current garage into living space and potentially building new garage on the front of the current one or somewhere else...setbacks on our corner lot are a bit prohibitive given the house sits at an angle on the lot.
  • A guest bedroom on the main floor with ensuite.
  • An office.
  • A small living room/library.
  • A good size mudroom/laundry room on the first floor. Keep 2nd floor laundry, but could be just a stackable in a closet.
  • A primary suite roughly around the same size as the current one plus at least three other bedrooms upstairs and 2 bathrooms. Open to somehow having a primary suite on the first floor if a better option.
  • FYI: The back deck is under the current roofline.
