Could this simply be a Pink iceberg rose that has bleached in the hot sun ? (gets up to 112 F in the Roseville area)

Andy, I have to admit that when I saw your pics last night, the first thing I thought of was Brilliant Pink Iceberg. That was based on the non-faded blooms in the pics. I live in Santa Barbara ~2 miles from the ocean, so mine keep their color quite well! Here are a few pics of what mine look like (click on pics to see larger):

Thank you so much, Susan! Sounds like it's either a Brilliant Pink iceberg, or a Pink iceberg. I've seen both at a local nursery without any faded flowers in Sunnyvale (where I live), was just visiting Roseville. I'm a newbie when it comes to roses, and haven't seen such density of flowers in a rose bush (as in the pictures I took). I thought I'd try to contact the property manager of this shopping center and see if their landscaper could identify the rose, but they don't respond unless you are store owner in that shopping center :(

To me, by far the most distinctive part of your rose is the quilling. It isn't something I associate with Iceberg, and it isn't evident in Susan's pictures. It's tickling at the back of my brain, but I haven't been able to come up with anything.

I noticed the same thing mad. I thought it might be a root stock of some sort but didn't see quilling in mine Manetti.

Mad and Vapor, the quilling was the reason I didn't mention Brilliant Pink Iceberg the first night I saw the pics! Never seen it on mine :-D

It reminds me of Phyllis Bide. I would be more confident if it had a yellow toned center when the weather was cooler.

I will take a look at my fillers This afternoon Phyllis. I don't recall her ever being so pink.. She is grown in shade at the moment and is in bloom so If I remember all look. I think the leaves might be distinctive if nothing else. She does quill quill though

I visited Regan Roses in Fremont, Ca., and spoke with a staff member with many years experience. He said this rose is most likely a Double Knockout Pink, and some of the flowers will fade to white as in the picture above.
