House for well under $100K

last year

I was just playing on a home listing site, and I started to type West.

I swear it autofilled with West Virginia, and a page came up with various homes.

This house caught my eye so I clicked.

It's definitely not been lovingly cared for, but it's in better shape than I would have thought. I am having a time trying to think of what it must have been in its hey day.

For under $100K!!!

    Nice ikea kitchen, at least. It is, or was, a lovely home. It will take a lot to make it livable.

    It has water damage all over the place, from the 3rd floor to the 1st floor. It needs a new roof, new ceilings and new floors. For that much damage, there should be mold on every floor and ceilings, maybe walls too. It would cost a lot of money to fix it, a money pit.

    I do like a lot of the mainfloor windows and for some reason I am drawn to the fireplaces with the mirror mantels..

    Ded- Houzz is probably not "greening " up the link. If you click on the words

    This house caught my eye the link should work. For me it shows up green but I do see often that links don't show up green, and I wonder how everyone else is seeing the links that I cannot.

    The link works for me.

    The house looks like a money pit to me too. It was gracious at one time but to bring it up to standard now would probably cost several times its asking price.

    Location, location, location. Here in rural midwest America, many livable homes can be bought for under $100,000.

    I'd be more interested in the structure than any damage or wear to the interior: I would be checking the foundation, electrical, water, and sewer connections. The roof and interior are fine in that they're easy to repair, but repairing foundation, drainage, and utilities are a lot harder.


    I went to look at prices in the neighbourhood, and this one is about a block away: https://www.realtor.com/realestateandhomes-detail/M4414449091 at 3x the price.

    It's gorgeous. And it's in great shape when compared to the water-damaged big old Victorian houses around here!

    Houses like this don't get moldy from intermittent water infiltration, typically. They are much too drafty and poorly sealed, and possibly cold.

    If it were a continual leak like dripping plumbing that might be a different story.

    But the black mold from a leaky roof or siding making a house uninhabitable is a Modern house problem. A house down my block was condemned because of black mold from water infiltration under exterior siding and a few windows. It was built in 2011 and uninhabitable within a few years.

    Love the "new" price. They keep coming down. It says heated with a space heater. 😂 The facia is rotted. Window trim is rotted. Steps in front are crumbling. I love the "look" of the house. Very opulent! Some flippers, me included, would call it a dozer....it's doable....just sooooooooooooooo much to do! With the right connections...someone will make a profit flipping THIS one. Good find! 🐱

    IT was just so random how it came up and when I saw it, I was super intrigued.

    That is really interesting, Pal, about mold not likely to be an issue in these older homes.


    I have no clue about Clarksburg WV. We did visit friends we met on a trip who live in Morgtantown WV . It was lovely.

    When we did our Kentucky road trip last year, we drove through some parts of WV near the Ohio border which looked very very impoverished and forgotten.

    Wow, what a house! I wonder if those stained glass windows are Tiffany?

    Sad, it is a total-gut job but if you had the money could be restored. I agree it was flooded and everything would have to be ripped out.

    Too late! It's pending.

    Clarksburg has a median income of $55,000. which explains why the homes prices are low.

    Downpayment of 20% means buyer has to have $11,000 dollars in cash. That's a tough save on the income.
