That looks like a wood/pellet stove and not just a "fireplace".

Is this room over the garage? Make sure you don't need the pellet stove for heat in the winter!

You have 3 living room areas, so is this one going to be the main TV watching room?

Here's a basic plan for you to consider. This plan works whether you select a sectional or sofa and two matching chairs instead.

No one uses valances on windows, but you could install Roman shades beneath the drapery panels, which would make the windows more interesting.

You could replace the wood stove with an electric fireplace with the TV above.

This will be the main TV watching room. The "fireplace" is a ventless propane heater. The room is over the garage, so if we do need extra heat, I'll replace it with an electric version.

How many people use the room daily and how many guests do you want to accommodate? May we have measurements of the windows, the walls between them, the openings, and the TV? This will help a lot. Would you consider putting the TV on the wall between the two windows near the dining room? Honestly sectionals overwhelm a room and control the arrangement. It really isn't worth it for that tight corner seat. We will put together a 3D rendition with suggestions. Congratulations on your new home and this amazing house.

@Mae Day Organizing and Interior Design, We are a family of 5 with 3 kids (age 9, 10 and 13). This will be where the kids will predominately want to hang out bc of the TV. If you have a propane tank, don't buy an electric stove. The heating isn't enough for that room, electricity is expensive. Go gas logs, vented out between the windows and build or buy a surround. Make that wall your feature wall. A perfect beginning for decor.

In the following pictures i am presenting the living room/ TV area of the great room, with suggestions for your consideration. Only the type of furniture and the layout is being suggested. Also hoping you will consider furniture for this room that has a bit of color to it and easy to wash and care for. Sometimes little ones like to bounce around on the furniture. ;-).

1. One large four seater couch.
2. Three swivel chairs that can be turned for TV viewing or for conversation.
3. One padded storage bench under the window that can be used as added seating when entertaining guests.

5. One long low TV console with storage cabinets.
6. Four metal over arm side tables that can be used for eating as well, like a TV tray.
7. One TV, the size you mentioned.
8. Three floor cushions/ottomans that can be used to sit around the large coffee table to play games or for extra seating or foot rest.
