Update including the salmon/orangish tiles? You mean replacing them? That doesn’t sound like an easy or inexpensive project. What I would do is add darker decor items. White & light doesn’t seem to pop like the black stripes in rug & darker metal of post lamps. Change the metal leaf art on wall by window to something soft black - maybe just spray paint the leaf art with a metallic spray in a color close to the post lamp metal. Ditto for the white planters in entry. I’d also move those planters to sit outside against the light post on both sides. Although the entry there is not too narrow, the pots make it look cramped.

Yes replace, cover with something new, also thought of painting tile same color as house etc.

Does the tile stripe go all the way around the house? I would think about painting that tile only & leaving what’s on the entry floor & posts. The color is nice accent in those areas. I’d talk with a good painter about ability to match stucco color with painting only the stripe vs pulling out tiles & stuccoing to fill in the depression & painting - again color match is important so it disappears.

Yes around the front of house and walled in patio in back. I agree paint match. I thought of updating cement in entire area. Totally get rid of white that looks ridic. And yes you may be on to something about all the plants they were small at one time 🤔 you may note my husband replaced one handle fixture on door from gold to oil rubbed bronze. I feel like the salmon tile looks outdated. But you may be right it adds interest

All the lush green looks great tho! I agree the plants are due to be cleaned up and redone. I’m wondering about a way to freshen up the overall dated 90s look of the house - the pink tile, ‘floor’, lighting etc.

Consider painting the stucco exterior in a crisp white and the window trim in black. You could consider replacing the front doors with something more contemporary.

I would start by removing all the wall art, planters, wreaths, bird bath, etc. Agree with painting the tile the color of the stucco to simplify the façade. Where I live, also in the desert, the white with black trim trend is becoming so overdone. Consider a creamy off white.

Our area the color of my house is very typical. Looking into painting the tile. When we bought the house 13 years ago, I was going to paint front door or get a new one. Cost for new is extremely expensive due to size. Once I clean up I will report thanks everyone

For Central Valley CA, there are also lots of plants that need little water, but will add lots of color and texture. Look at succulents, cactus and grasses. Bougainvillea is a great plant for that climate. I used to live in LA before moving to FL!

You're selling? Ask your Realtor. A top-notch agent or stager should know what to do. Don't do anything like deciding on the tile or even the red or black bark yet. It all depends on your potential target market and surrounding comps --and what they did to attract the right buyer for your market. Current buyers may dislike red or black bark for instance, you never know....

Looks like windows were originally arched but replaced at some point. Probably no chance of arched again, but the house really wants that, plus tile trim replaced where missing. Connected-looking shrubs, wood garage door, new light fixtures, maybe dark window frames if possible (not shown). Good houses often don't need "updating" so much as returning to what they were meant to be.

When you are selling in six months: You are preparing the house for new owners, not yourselves. Don't paint over the decorative terracotta tiles. They are part of the original lovely design.

Replace worn light fixtures with all new and finish replacing front door hardware, all in matching finish. A couple weeks before listing, remove most of the decorative items and potted plants, then have the house and hardscape pressure washed. You have a green thumb, so it will be easy for you to add colorful annuals and fresh mulch or topper.

I would not do the red bark. Some are too red and look artificial. Don't they have the med/dark brown variety in your area?

Apple pie windows are original circa 1993. How I would love if they were arched. I have a typo and not selling until spring 2026. But all comments appreciated make sense for selling. Not sure about a faux wood finish...they usually look faux but not in a good way.

If you want that look, better to go with a solid wood stain or even a wood-tone paint that coordinates with the front door.

It looks good without seasonal decor. Seasonal wreaths, sportsfan stuff etc. are fine until the house is actually on the market, then take it down.

Looking again at your house, I think replacing the five light fixtures will have the most impact as mentioned. They are so prominent and their colonial style isn't working.

That was fast! Since your plants do so well, you could put in some winter pansies in October, just for you. Any new annuals would be a good practice run for spring 2026, but you get to enjoy them.

If you want to do some planters, have them match and then do more showy plants.

These are my FL ones, they get baked in the pots, so they are all drought tolerant plants. I water once per week.
