Living room layout.

Where would you put the furniture in this room. It Needs to have a small sofa, two chairs and tv. There is a fireplace where it shows on the floor plan. And what to do with the odd corner (backside of closet)?? Thanks for any suggestions!

    Lots of good things you could do with the corner.



    I'd prefer the fireplace on the long wall.

    It’s not new construction.. so no moving the fireplace location unfortunately.

    The corner is odd but IMO those layouts make watching TV a neck brace issue very quickly . Is this the only space for TV? Both those layouts have no seating facing the TV so IMO no TV there at all if possible . Maybe post a plan of the whole main living space . Builders just never seem to care about actual living space at all. I try very hard to never have TV and FP in the same space to avoid this . Where does the door beside the FP go? Can you not eliminate that and use the patio doors in the DR for that purpse ? If you can then the TV on the side of the FP maybe . Just clutching at straws . Some pics of the space could help too

    The dining room actually has a window and not doors. The door by the FP is the only way to the patio. I do t love a high TV either this is my MIL’s place. She is downsizing. So this is the entire living space. She want to put the TV in the awkward corner. Which to me makes it too far away to watch, at least I think so. I’d like to try the tv on the big wall but I’m not sure that leave space for furniture. ??

    A TV on the long wall can be seen from the dining room and you can munch and watch. Put the TV in an entertainment center with solid sides so you don't see the wires and such from the foyer.

    Here is a rough sketch of my concept. Bookshelves behind a floating sectional. Easy chair with ottoman, coffee table.

    With a counter height dining table and comfy swivel chairs you can see over those seated in the living room.



    Or leave a passageway behind the sectional:

    Here is a layout that will work for your room if you are carefull about the size furniture you select. This arrangement allows for a TV larger than 44"

    Thank you for this idea. I love having the cozy conversation space next to the FP. We can definitely size furniture properly. It’s just her so she won’t need large furniture.

    Hi there - here my version.
    I placed two credenzas on opposite walls as you can easily play some symmetry - in the dining area for all the tableware surmounted by a nice artwork; in the living area surmounted by the tv. Two same-sized rugs to identify the areas and make them more cohesive.
    The “odd corner” would be dedicated to your hobby - reading, playing music, studying, collecting items, etc or simply a nice entry bench and/or table with some ad-hoc decor, or even just a closet.

    Scale is always important in small spaces. For these online floor plans, I count pixels in spaces of known size, then use the calculated pixels per foot to size the furniture I draw. Here is Beverly's excellent layout suggestion (except with a desk rather than reading chair in the corner), drawn using that method, with major furniture sizes indicated. There are tight walkways rounding the corner by the desk and approaching the door to the patio, but they should be doable. (Note that there really is no way into the sitting area except to go around by the patio door, however. Perhaps eliminating the floor lamp between the chair and TV console would allow squeezing in there, and/or you could choose smaller chairs.) In real life, just measure both the spaces and the proposed furniture purchases carefully and perhaps do another scale drawing to be sure everything will fit and you can actually move around.

    Thanks for giving some dimensions. That is so helpful - especially for shopping. I’m not sure what software you use but could do this again and just remove the chair and the table closest to the wall. I think that will be our layout. But two chairs seems too crowded. And leaves no opening for a walkway.

    Here is the above plan with one chair and floor lamp removed and a slightly less deep sofa. (The yellow circles are meant to be floor lamps. You could make them tables, but as shown, these are only about 16" in diameter.) Better access from the foyer, but the living room only seats three.

    Or you could use one full-size upholstered chair and one smaller accent chair, so the room seats four for conversation. Still reasonable access from the foyer, but no view of the TV from the accent chair without moving it.

    I know it’s been awhile but want to say thanks again Simplynatural for your help with the layout of this room. My Mother In Law is finally moved to her place and we went with this furniture layout. Everything looks really great and the flow of the room is really good. Having all the size recommendations was so helpful too!
