Is this what the floor plan is now? My first reaction is that I would not like a powder room that opens into the kitchen . I would flip it with the pantry. Neither space is really ideal. Is the space under the staircase landing accessible? Do the windows exist as shown? What are those blocked off areas? Ductwork? Plumbing? Can they be moved?

Is there a deck out the back of the house? Does it go the whole length?

Since the pantry has a lot of floor space, what about regrouping that area? Have mini mudroom and a pantry that can have openings on 2 sides depending on what that square is. By moving the door to outside, you would also get more kitchen.

You can create a small " hall" to go into the powder room.

Not sure of any of this would work. Need detailed dimensions of the space.

I much prefer the plan with the powder room accessed from a hallway.

seems a lot of wasted space. Your main entry is almost half the size of living room...there is too much space around dining table. You need to show exactly what exists . For starters I would place a long skinny powder room where front closet is...then put a closet across from where you show it. If you get the powder room out of the kitchen zone, place pantry in the corner spot .... and something like a small office for the bigger of those two rooms.... . I'd put a round pedestal table up by the window area of dining zone ...a little more room for living furniture to spread out.....it looks tight. your measurements are too small..cant read.

is that 18 or 21 inches of wall to the left of fridge...? use it....shallow depth ..... like this..shown from the side ... as a landing from fridge. wouldnt leave it empty.

That's a good idea too! You could definitely do a 3 x 6 powder room and still have a coat closet. You can then have a nice bench on the opposite wall with some hooks above it or a nice console table and coat rack.

That will leave you with lots of space for all kinds of storage.
