You have a lot of existing landscaping. What do you want to do? Replacing everything will take a lot of maintenance until it all grows in, besides being a crime. You could replace the brown stuff to the right of the path with lavender. Lavender is a classic Mediterranean plant.

Sigrid, I agree completely. The existing landscaping looks healthy, lush and appropriate. But would Lavender thrive in somewhere that looks like Florida?

Palms do grow in the Mediterranean so keep those and keep the red fan palm too. Keep everything as is but ditch the grass.

The lawn should be replaced with white marble gravel--white rock large enough to stay in place with a leaf blower.

i live in CA, a Mediterranean climate, and plants still need to be pruned etc even lavendar. In a different climate they may not thrive, no matter how much work you do. Another vote to choose plants that naturally fit with the climate. your front yard looks great. For the cost of ripping everything out and replanting, you could hire a maintanance crew for your existing yard many many months.

What is the OP thinking of as Mediterranean? Greek Islands, Croatian seacoast, Spanish olive groves, French Riviera, the citrus and banana groves of Beruit? Or other? There is a lot going on around the Mediterranean.
