kitchen layout possibilities?

last year

We are considering putting an offer on this house. I am wondering if there’s any way this kitchen dining room could include some sort of an island with sit up possibly incorporating one of the beams that would have to stay currently they have the kitchen as a horseshoe with Peninsula and separate kitchen table. There is a formal dining room so I wondered about being able to remove the peninsula and incorporate some sort of a sit up in the dining area.

But thinking, maybe that won’t work because it is a walk-through to the sliders that go out into a deck?

Anyone have any ideas?

This is what it currently looks like…

Where are beams you are referring to?

We would likely have to keep a beam here because it is a loadbearing wall

What is a "sit up"? It appears an island incorporating the beam you show would be too far out of the main kitchen area to be functional.

Yes I think it would likely be too far removed…perhaps this configuration could work and still look like an island that could incorporate some storage?

Yes there’s a separate dining room.

oof that's a big project: new cabinetry, new flooring, new plumbing, new electrical/lighting - if you are going to put in a totally new kitchen I would make sure you're getting a deal and buying significantly under budget

Is the house on a slab or does it have a basement? (basement makes it way easier to move plumbing)

Yes it’s a walk out basement on the bottom floor. This level has an upstairs and then basement underneath. But agreed…big job!

Where is the dining room? It isn't very close to the kitchen, which means it won't likely be used daily. If most meals will be eaten near the kitchen, I would vastly prefer sitting at a table instead of an island.

This isn't an island kitchen, but a peninsula one. Cramming in an island just to have one is never a good move, and the current layout (what we can see of it) looks quite reasonable.

If having an island is your lifelong dream, this isn't the house for you.

you could potentially have an 8 foot peninsula. People are taking those down to one height.......add another cabinet or larger overhang for 8 foot peninsula , if there is 11 feet total available. Put in a long farmhouse table in front of the patio door and , a couple club chairs instead of the wonky super long couch that you have to cartwheel over I guess. the furnishings and the colors and everything are not flattering but a one height peninsula, ..nicer gathering table, and free flowing traffic over to the family area seems like a reasonable starting position if you like the property overall. You have to undo the vision that is in the picture ...imagine some tweaks instead of a complete kitchen overhaul . They should have removed the few awkward furnishings/flimsy purple pattern curtains/ blue tablecloth, etc...... painted the baby blue room to a neutral and used a little digital imagery for classier furnishings . you can redo the space without huge kitchen reno

peninsula kitchens in desirable surroundings...[peninsula is not the enemy]
