How to update flooring?

Our house currently has Brazilian Amendoin engineered hardwood on the first floor in the dining room, kitchen, and family room. The foyer is tile and our sunroom has carpet. The stairs and upstairs bedrooms are all carpet.


We are considering:

  1. Sunroom – replace carpet with engineered Amendoim (know it will not be an exact match)
  2. Foyer – replace tile with something more up to date
  3. Stairs– replace stairs with stained hardwood and update rails, etc
  4. Upstairs – replace all carpeting with oak hardwood – stained or engineered

Questions I have:

  1. What color /style tile for the foyer? We are thinking about 24x24 or 12x24. I like greys better than brown especially with the blue-grey paint but am concerned about how it will look with the Amendoim on both sides. The tile will run into the powder room too.
  2. Is it OK to have Amendoim on the first floor and oak on the second floor? Oak will be lighter on the budget, and I know not everyone likes the variation of Amendoim.
  3. Other suggestions?

    I would do the entrance in the same wood as the 1st floor.

    the foyer would be dramatic with the wood of the first floor.

    especially leading up to a new wood stairway...

    If weather demands tile at the front door, you could do a smaller area of tile.

    even a mosaic rug style layout for interest at the door.

    The sunroom windows make for a lovely space, new wood floors would certainly enhance the look.

    Wood in the powder room would look more elegant, no water to worry about!

    Upstairs and first floor do not need to match, you won't see them side by side.

    Thank you both for your comments. We may reconsider and use hardwood in the foyer, especially since we are having a hard time finding a tile we think would look good. Our concern was whether there would be a very noticeable difference in the old and new wood since we have had the existing hardwood for 12 years and it is prone to fading. I do agree it would look nice. We can't even remember why we didn't do the whole first floor at that time but I think it was because we couldn't decide then whether to take up the tile or not. My husband laid all the hardwood but wasn't inclined to bust up the tile! This time we will hire someone.

    Match the wood throughout the first floor. No tile rugs! I think oak on the stairs and second floor could be fine, just stain it a similar warm brown (don’t do the trendy European white oak for instance) I love your floors!

    Thank you - LOL - tile rugs! Appreciate your opinion! The stairs would have to be stained as there is nothing in the Amendoim that we can use on the stairs. But need to decide whether to do unfinished or pre-finished oak upstairs. We are the only ones who see the upstairs so looking to not break the bank, but it is time to eliminate the carpet.
