can you place the sink on the wall w stove and hood. You cant solve the walkway down the middle of kitchen issue but with the removal of a bedroom and living room up at the top some issues are less acute. sink on the side w stove would be better, considering all the issues.

you could corner off a small bedroom/office in the upper left corner just beyond the foyer and still have the newer living room...just a smaller living room.....do you think that spot should be the family room maybe.....family room becomes living room?

It's difficult to evaluate the changed floor plan without understanding what the goal(s) are. Do you have a previous post re: changing the floor plan? You stated in your original post that you received input from people on this site - so, it sounds like you've had a previous post about your floor plan.

How many bedrooms are upstairs? Are you going from a five bedroom down to a four bedroom OR are you going from a four bedroom down to a three bedroom? That would make a big difference in many neighborhoods.

A larger family room (which is what I would use the larger space that you've created by removing the bedroom for vs. a living room) would be nice if it reduced a five bedroom house to a four bedroom. However, I wouldn't lose a fourth bedroom for it. It also depends on how the real estate market is in your area whether losing that bedroom is a good idea.

I would also want to use some of the space in the current family room for the primary suite - and turn the "family room" into an office/flex room (depending upon what's needed). You could have it set up so that it could be used as a bedroom if a future owner wanted it to be one.

I am just making guesses here - I feel like I don't know enough to really provide meaningful input.

It appears that you have made three posts related to this issue in less than a week - it would be better if you continued to use one post vs. multiple posts. People aren't going to flip through your activity to find previous posts and read through them.

I would personally delete this post and add your new layout to the post you made last Friday. People who commented (or hit a "like" button on a comment) will receive a notification that the post has been updated. With a new post, the posts won't be connected - you may only have people who haven't seen your other posts read this one = not nearly as helpful/productive.

You really need someone local to visit the house, inspect the structure, and advise on potential changes.

You have not shared enough information for anyone here to provide good suggestions, and you have not defined to us, and maybe for yourself the problems you are trying to solve, except for the kitchen.

As I said in one of your other threads, this isn't a house that lends itself to easy changes. It's essentially all wrong and will need lots of work to bring it up to what most expect from a home.

I imagine that the wall in the middle of the house, the one that in the original plan goes the length of the house from from one bedroom to the other, is load-bearing, and not inexpensively removed.

This is a no. You need qualified architectural advice from someone local to you. With the number of changes you are proposing, you also need a several hundred thousand dollar budget. If your budget is not that healthy, then change less.

The changes to the kitchen make sense. Big improvement without doing a giant project. And are not a huge money pit type of change. Why do you want to eliminate the extra bedroom? I dont like it either because you have to hike through the kitchen to find a bathroom. If you dont need it, i would leave it as a den and open the living room/dining room wall as is.

How about just having a living room and not having both living room and family room? Keep the second bedroom for sure. Make sure your kitchen seating is centered with that window and adjust the length of the counters by them to accommodate a proper spacing.
