of the two, I would choose the tan and white checkerboard flooring. it's softer and allows for a softer color direction in other textiles. especially in a small space.

Now that I see the hardwood against it, I would definitely go with the TAN rather than harsh black.

Are you using porcelain tiles or real marble tiles?

I really havent decided yet, its a townhouse so dont really want to blow the budget. also want less maintenance as we are in our early 60’s

It's an open space. To expand the feel, I'd use in the whole space wide plank rustic grade European Oak in a pale tone. Many sources. This is Monarch Plank.

IMO there are other issues in the townhouse that should be addressed.

I like your kitchen floor as is. I think the large wall could use a wall feature.

Your sconces are hung too high on the wall

Your space needs something more on the walls

I might paint the wood railing. It doesn't seem to work with any finish selections in the space.

Not sure your living /dining area is arranged in the best layout.

Sorry you alrrady did the new kitchen and now you want to change the floors ? This is IMO backwards so now you have tile under the new cabinets and the appliances how exactly do you plan to do this . I think the floors you have work with the walls you don't want to paint so how will cherboard be better? Please no peel and stick anything ever .

Have you considered marmoleum? It’s soft underfoot (which helps when standing in the kitchen), incredibly durable, doggy friendly, and easy to maintain. Personally, I like the consistent color palette you have going on. A checkerboard or other variation would really draw my attention to your kitchen floor and I’m not sure you really want that to be the most memorable design feature of your space. If you do go in that direction, I suggest beige/white, not black/white.

The floors are original when we bought the townhouse in 2022, we have since did the kitchen cabinets and have moved the stove from the corner to the straight wall, and moved the sink facing the living room. The floor now has patches of lineoleum missing around the cupboards, hence needing a floor. We have did alot of renovations ourselves in our previous home , floor install will be no problem. This is the current floor with chunks missing.
