Motel curb appeal

It is 12 room motel with office in the middle. It has a black shingle roof, freshly painted white stucco, gray walkway. The doors paint is original terquose color. Please help to make a beautiful curb appeal. Motel is located in rural NJ, Sussex county, Frankford, and is popular with hikers. There is a lake nearby. UPDATE after your great inputs- I split visually windows in half, painted doors dark yellow and attached big numbers. Furniture needs updating now. Thank you.

    Looks very crisp and clean - love the door color! i was also thinking about very large black planters - nice ones are $$$ but you would only need to buy them once

    Outside looks very nice and clean, along with the inside that's what is most important.

    I would consider adding a tall planter where there is a wide space between windows. Maintenance would be easier if you stick with greenery plants that simply need watering and not have to contend with flowers whose petals may drop to the ground making a mess.

    The curb appeal of the entrance and lobby has more impact than the row of rooms. The nicely painted row of rooms is easy to clean with broom and hose.


    Please show the entrance and lobby if you would like comments on those areas.

    Add some planters with yellow or fushia. Flowers can be changed out seasonally. And add a door mat for a fun welcoming touch. The use of self watering planters will help on upkeep. Good upkeep on flowers and planters in commercial areas is a sign that a place is being well cared for.

    I'd put in some bright, pretty doormats. Hikers tend to have muddy boots, it will be practical as well as pretty. Some greenery via planters would be nice, but the motel looks crisp, attractive and well-kept. I might just focus on adding services for hikers and boaters. Trail maps, where to rent kayaks, etc.

    Perhaps appeal to the outdoor enthusiasts by painting the doors an earthy color (even add wood framing) and some handy wood benches secured to wall. If you have on line presence, the pictures could attract more people to book your spot over another. Are you open in winter and if so, a large winter planter with lights would feel welcoming next to the office.

    I'm guessing you don't want a motel that looks like it belongs in Florida. If you trying to attract hikers, perhaps the style should reflect that

    Select a style based on the LL Bean style.

    I love all the ideas above, especially the rustic ones. Not sure how much money you want to spend on this. Benches look great, but you'd probably have to chain them in place. My first thought when I saw it was paint each door a different bright color and use large room numbers that are easy to see from the car when a person is driving in. (I stayed in a motel in Wisconsin this year where it was practically impossible to see the room numbers.) And possibly larger light fixtures. Door mats would be great, too.

    Very crisp and clean looking so far!
    Use large numerals on each door.
    Do consider placing a sturdy doormat with a not too flimsy chair beside each door to help hiking folks to wipe and remove their boots.
    Heavy planters at intervals may also add eye appeal,but will require judicious upkeep( watering and picking the inevitable debris and butts out of the soil).
    Curtains ,different for each room and in outdoorsy prints may also promote an air of "this is my space for now and I will be respectful of it" attitude.
    I would not place benches under the windows...too tempting for looky loos or occupants piling extra stuff.

    Beverly beat me to it! I would have thought that was Florida, not Jersey! Sorry you just painted it all white. Aside form repainting - especially the doors, there are great suggestions above - planters & benches ( a must!! ) with small tables to sit outside for a night cap. I would also consider some sort of barrier ( fence, narrow planters ) between the parking and the sidewalk - we all know how poorly some people drive! .

    I am wondering if the parking lot is the rest of the front of the property?

    I would make enough parking spots and create an area for a firepit and seating for conversation as guests have hiking in common.

    Although the stark white and Aqua is a clean look, I would paint the stucco a deep rich earthy green color, trim too. the doors different colors, Deep rich colors, Red, Blue, etc. with a slatted partition between the doors. For a fun, casual feel, Number them with a signage material.

    It's nice you've taken the time to thank everyone but please provide more photos including the parking lot and lobby entrance.

    If people pull up to their rooms, you need wheel curb bumpers so cars don't encroach on the walkway or any plants or seating you may place there.

    Do you allow smoking in the rooms? If not, do you currently have a smoking area outside? If not, you might want to put one in. Because if you don't, smokers will be more likely to leave the mess behind to clean up in more places. And use your nice planters (if you get some) as ashtrays.

    It's a great time of year to buy outdoor furniture. Amish made, Poly composite adarondack chairs. even different colors for each room...

    I love the firepit idea. We stayed in a place on the Russian River and they provided complimentary s'mores ingredients for guests every evening. Just wheeled in a kid's wagon to the fire with Graham crackers, marshallows and chocolate bars.

    The sunny yellow doors look very cheerful and welcoming. I hope that next spring you will consider some planters with flowers or at least evergreens to balance the yellow and white and enhance the overall curb appeal.

    i’d want the chairs to look a bit more like intentional conversation spots - can you have them matching, tilted toward each other for conversation and have a small round table between them?


    for me, the chairs facing out with the visible cigarette disposal can makes me think the chairs are more for smoking than conversation .
