Possible to improve this open layout or will need major changes?

Found a mid-century home on the market but I'm having trouble envisioning how I'd design the open layout fit a more mid-century modern aesthetic.





I definitely want to remodel the kitchen, and make the flooring consistent all throughout the home.



If you were to remove the dining table, the kitchen feels too exposed. Maybe a kitchen island or something so there's some separation of space. But then I don't know where to place a dining table.


I thought about putting a dining table where the extra cabinets/microwave are (the right side of the TV) but that may interrupt the circulation into the room in the back (left of the kitchen). That room leads into the backyard.




The TV placement above the fireplace is weird, especially since the couch doesn't face it at all. Maybe the TV should be placed against the wall on a stand where the painting is and the couch turned to face the TV.




There's also a huge mid-century window behind the curtain, next to the fireplace. It faces the neighboring home/fence, so there's not really a view. More light would be nice but the view is just the shared fence and their wall.


Overall, I'm hesitant to tour the house if this is going to require major changes and no amount of design or staging can make this better.

    It would help if you uploaded a drawing including dimensions and all the fixed components (protruding walls, windows, doors, fireplace, cabinets, appliance cutouts, built-in appliances). There are some folks on houzz who are great at arranging furniture in a space and can help if you provide them more information.

    So you watch that giant a$$ TV when eating? Is the eating area moveable? As already said we need a drawing and or more pics from every angle. Right now I would say the TV ought to be mounted where the blue painting is, flip the sectional so it faces the TV and white curtains, then move the eating table out closer to the fireplace.

    Since you haven't purchased this home yet, you really have two choices.

    1. Go see the home

    2. Don't go see the home


    Unfortunately, you won't get a lot of real help here without the drawing that @wdcruise and @arcy_gw have already mentioned. Also unfortunately, some will not notice that you haven't purchased the home yet and give you advice based on the current owner's decor.


    I completely understand not wanting to purchase a home that needs a lot of work to make it what you want. But you really won't know that until you see it in person.

    The home seems dark, like another room was added beyond the slider and kitchen windows? Maybe they enclose an open porch?

    That narrow post near the fridge in the kitchen also suggests that some walls were removed.

    You need to tour the house. For all you know it smells of cat pee and is an immediate NO, but you won't know unless you tour it. Bring a friend who has some construction experience for some quick opinions on remodel potentials and a guess on pricing.

    I would want the hall wall extended back to where the post is and get rid of that single post standing there. It most likely had the hall extended previously and someone removed that part of the wall, and had to have the support post put there. I would also want a new home for the tv, and the room rearranged a bit. It appears well maintained in the pictures, the little we can see. Go look at it, and then you will know.
