I would be concerned.

Is this house already built or is the builder planning a spec house on the lot?

Is the house built on the wetland or right next to it? You are only showing part of the lot.

If it were me, I would want to see what was written/shown in the permit; and I would want to talk directly with department ("EGLE" here in Michigan) to make sure I understood what can and can not be done.

Do you own any mosquito saddles?

I would be concerned. and I would be cery aware of how water flows on any lot during and after a rain.

So….you are building in a flood zone? That would be my concern.

What do the lines on the drawing represent?

Wetlands are not necessarily flood zones. I met with a client yesterday that has wetlands on his property that is about 15 feet above the river that is about 100 feet away which empties into Lake Michigan about 1/4 mile away. If it floods up that high someone will be building an ark.

Concerns might arise if:

• Soil tests were not performed on the adjacent building pad portion (e.g. was it filled at some point);
• A basement was dug when the water table calls for a shallow foundation;
• The design of the house and placement of building pad doesn't allow outdoor living or accessory structures to be built with respect to the wetland area;
• The wetland appears to occupy 2/3 of the entire parcel (about 140' of the 205');
• The parcel or portion of it has a FEMA designation >Zone X
• Watershed tributaries have not been addressed as to flooding this and adjacent parcels;
• Your DNR requires private upkeep of any wetland plantings.
