Combined Living Room / Dining Room

I am downsizing, and soon will be closing on my new house. I have a full size rectangular dining room table (35 x 71) which I think will be too big for the eat in kitchen. They currently have a small round table.


The house has two sitting rooms, one with Fpl, labeled LR and a fairly large Family room in the attached. I'll share pics of the LR and kitchen / eating area as the seller currently has it set up, as well. Can you think of any way to make the LR into a combined dining room, or do you think it's just too far from the kitchen? The table I have has sentimental value to me, as it's what my parents used since I was a kid. It's an old trestle table...

    Can the table be used in the sun room and the chairs placed in other rooms? Willl you have an office in an upstairs bedroom? Can you use the tabe as your desk?

    I'd turn your living room into a dining room with sitting area. Then use your family room as a full blown living room.


    My husband has a condition that necessitates he eat extremely slowly while sitting upright. As a result we have always combined living and dining spaces so there is a comfy sofa or nice chairs I can lounge in while he continues to eat at the table. I love this set up. You should have enough space for it in your living room.

    I agree the LR becomes a formal DR and the FR is now the LR. I see so much wasted space in that layout but it is what it is. I would put a couple of chairs and a small table where the eating space is in the kitchen and use that for breakfast or a quick coffee with a friend while you cookI find the pics are a very much over done decor so once you are in then you will see how the space works for you but that eat in space in the kitchen will never be a DR IMO The sun room also too small

    @Patricia Colwell Consulting I completely agree with your statement about the decor there, and the fact there is wasted space in the layout. I'm leaving a house with a designated mud room and dining room, and will miss both. The foyer in this new house is a ridiculous waste of space and I need to figure out how to fix that... And re: the sun room, you're right it's too small and also, it's a 3 season room so wouldn't work for this purpose.

    My two cents:

    In your current layout, the LR-to-be-DR would be too far from the kitchen for me. I guess you could use a rolling cart to transfer serving dishes to a buffet in the dining room, and serve from there. That's more work than I can be bothered with.

    If you're planning to gut and move walls and so forth, then you can work out a floor plan that makes more sense for the way you want to live.

    LR is beside the kitchen. You don’t want to use the kitchen or the sunroom. There are no other options.

    Lisa, could your trestle table function as an island/prep-space as well as a place to sit and eat? The surface might not be high enough for you to use it comfortably that way, but possibly it would work if sat on a kitchen stool to do the work.

    I would have no problem having the trestle table in the living room. Get a small round table for the kitchen that seats 4.

    Those are just labels on a plan and not mandatory use of the space!

    That foyer is a waste of space compared to other rooms ... it is bigger than the primary bedroom on that floor!

    @chispa I know.... I'm not sure what the fix is... and that room labeled primary bedroom is really just a small office I'm going to use for working out, yoga, etc.


    @amystoller i don't know if it's really a prep table - I mean, it's nothing fancy, more an antique wood tresle table - it's mostly sentimental value...


    Ugh. I've been looking for so long for a house and this house checks so many boxes, but now I just seem to be focusing on all that isn't working for me..

    I'm not in love with the prep table idea myself! I just figured it was worth adding to ideas for consideration. I like chispa's ideas, too.

    I think using the living room as a dining room is a wonderful idea. Do not hesitate. It is not too far from the kitchen at all. Downsizing is HARD! Keep your heirloom dining set. It will be a comfort to you.

    (My parents’ home had the dining room across the hallway from the kitchen. It is only steps, not too far.)

    Thanks @auntthelma, this is HARD. I've lived in my current home for 26 years and raised my family here. 2 years ago I was divorced and though I have tried to hold down the fort, it's just too much house for me now, hence the downsizing... Everything in my current home has settled into its perfect spot over time, and I'm just a bit overwhelmed by the new space, though initially really drawn to the fact it was smaller and in a better community, things like this are really starting to stress me out. 🥲

    Living rooms like your new one — 18'7" x 12'9" with a fireplace — are really a pretty good candidate for a flex dining-living arrangement. Putting the table to one end of the room, opposite the seating zone would help anchor it, and I love a dining room with a fireplace! This would give you two distinct areas rather than one awkward hybrid, and the traffic flow to and from the kitchen reads as a natural path rather than an intrusion.


    Your trestle table is actually ideal. The open legs keep the visual footprint lighter than a solid base table would, so even in a room that's doing double duty, it won't dominate. If the kitchen distance feels like a concern, a small rolling bar cart parked nearby can bridge that gap functionally without any renovation.

    I'm sorry about your divorce. I imagine it's a difficult situation to move out of your comfort zone into a new space. Will you be living in the new house alone? Will the larger table only be used for special occasions? If so, don't see any reason why you couldn't turn the living room into a formal dining room and just keep a smaller table and chairs in the kitchen for breakfast or coffee. If you'd only be using the formal dining room occasionally, it shouldn't be too much trouble. I lived in a small house for 26 years where there was no eat in kitchen or attached dining space. I had to walk out of the kitchen and around the corner to the dining room. We always made it work with no problem at all.

    Is the sun room a year round room? If yes, I would set up the sun room as my sitting room, the living room as my dining room, and the family room as an everything room with a pullout couch, big TV and lots of seating for family visits.
