Kitchen layout concerns

last month

Help with kitchen layout please!
Please help with my kitchen layout. We bought a huge lot of kitchen cabinets from a mansion that was being renovated so there are a lot more cabinets then shown in both pictures. A contractor friend is drawing this up. He says he has experience with kitchen layouts but he isn't a kitchen designer.
Here are photos of the 2 options he has given us.
*Pink = outside walls
*White = shows where the pantry starts which shares a wall with the kitchen. This wall really shouldn't be moved due to water and electrical lines running through it
*The stove top has to be on that particular outside wall due to ventilation.
My concerns are...
* the stove isn’t centered with the island and my brain likes symmetry. Is this a 100% design no no?
* I don't want to give the okay and realize after that something doesn’t flow or doesn’t make sense practically.
Please let me know what your thoughts are! Thank you!

Thank you for your comment! This is the sort of feedback I was looking for! I really hate to get rid of the seating on the long side. The drawing doesn't say how wide the island is but could I steal a few inches from the island to accommodate those? The answer is probably no bc I need more then a few inches and the island already doesn’t look all that wide. At one point, I considered moving the island (see my wonderful markup). Blue represents where the island would be moved to. The configuration would need to be adjusted though. Let me know what your thoughts are!

While it certainly makes the kitchen roomier and likely easier to work in, without seeing the adjoining rooms/whole floor plan, it's impossible to tell if the peninsula will function well in the space. A kitchen is not an isolated room to design - usually quite the opposite :) For best advice, show the larger floor plan with all doors, doorways, note main entries, traffic routes, including where groceries come in.

I have no list of the cabinets available but IMO center the rang on the island so that you at least get that then find drawer cabinets that are at least 30" wide one for either side of the range that is where most pots and pans will go and still keep symmetry. I have done a kitchen with used cabinets it took me dyas to get it right wth the different sized cabinets and still have it well designed for function. Your walkways are really not a good width and how much seating do you need at the island I would like to see a to scale floor plan of the area , mark the plumbing the windows , doorways where those lead and all measurements clearly marked and posted in jpeg format in a comment here . In a perfect world we would have a list of all the available cabinets then real design could happen I hate dead corners so even when thye happen you need to have some access so look for another corner cabinet in the pile .Are there upper cabinets? Where is all your dish and glassware storage ? Why a wall oven ? Info is important . Cheap cabinets are great but you still need to have a well designed kitchen . Are those in good shape ? I had to paint all of the ones I got so tediuos work but mone were free so it worked but I did need to build a couple to make the whole thing work. Do you have a nice big empty space where you can play with all the cabinets that is what I did.

You need to see this in 3D - not a floor plan. The cooktop centering on the island is irrelevant if the wall cabinets on either side look all messed up! That 39" blind corner base is useless - put the lazy susan over there and slide the sink base over ( that isn't centered on the window ). Symmetry is overrated. You need to see the room as a whole in 3D - your opinion will change drastically.

Side note - I would love to see what the cabinets look like!

I’m chiming in because I have a nearly identical layout. My aisle widths are 48” box to box. Add in door fronts 3/4” on each side and countertop overhang 3/4” on each side and I am left with net 45”. If the DW is open, even that can feel too tight.

My island is not centered on my range and that is fine. I never notice and neither does anyone else

I don’t have that wall to the left marked in blue. That is creating a pinch point for the whole island. IDK, maybe try turning the island 90 degrees? Or move the seating down to the part of the island at the bottom of the page. That would only give you 2 seats though.

What was in this room before?

    Is this your current kitchen?

Never give up function for form in a working kitchen

Thank you everyone for all your comments!

Is there a website or app that I could easily navigate to try to create this in 3D? Or are there any recommended freelance options to pay someone to create it for me? Money is tight so it would have to be super affordable.

I will get a copy of the entire 1st floor layout in a bit.

This space is not where my current kitchen is. It used to be chopped up as a tiny dining room, living room kitchen and 1 bedroom. We added a 2nd floor to my great grandmother's house. None of the 1st floor walls are load bearing so most of the walls were knocked down. The kitchen will be open to the dining room and living room. The space is just storing some of the cabinets so we will set up the kitchen and pretend to use it by opening drawers, DW, fridge (great recommendation!) I am thankful to have this ability and to move different cabinets in and out!

The cabinets are almost brand new. They were used 2 weeks per summer for a few summers. Most of the cabinets are cream (see photo) but some are grey. The boxes are all the same though so we can swap out grey doors with the cream doors. We will not be using any grey fronts.

We don't plan on adding many upper cabinets. Maybe flanking the hood... Our current kitchen will turn into a pantry and mud room so we will have plenty of storage.

The corner cabinet is not dead space. Please see the added photo.

The cabinets look great. The corner that is shown on the floor plan you put up doesn't match in my mind. A 39" blind base would have a 12" door and a narrow opening - about 9" . The cabinet you shpw with the pullout corner looks to be much wider than that. That is why I said to change it. I think the best help you will get here is to get us proper dimensions, and pictures of the space and a list of the cabinets you have to work with.

I like RoomSketcher's free version for mocking things up and found it easy to learn. They have a large item/cabinet library, and you can customize every dimension, but not change the colors of most things besides walls & flooring. You can take "photos" within the floorplan for a 3D image of moderate quality - here's one from mid-design of a kitchen I was playing with.

Best used on a laptop like most design software.

Getting the layout and list of cabinets from my husband is not going as smooth as I had hoped. He has a half assed list that isn't accurate. I am going to have to go cabinet by cabinet to make my own list so this will take me a bit.

Also, we marked out where the island would be in the actual space and it looks tiny and really isn't going to work. So I am starting from scratch. Ugh, this is so overwhelming for me. I'm sorry this is taking so long.

Thank you Julie S! I'm going to check out Room Sketcher's!

    Don't rush yourself.

Don't worry about the island yet. Marking it out on the floor really does not give you any sense of how big it will be. Use a table or chairs with a sheet draped over them so you can see the volume and don't forget the overhang of the countertops. You would be surprised at how "big" a 4 or 5 ft island will look.
