I see the dining room is far from the kitchen. I also see what looks like a Den off the formal living room through the set of double doors. What will that be used for? Maybe let us know what you think you will be putting into each room because you have a few options and there is no reason to put your furniture where the previous owners have it. Also once in the house and you get a feel for it you may just juggle those rooms around to suit you better.

I wouldn’t make this a living room. I would make the dining room my living room. It has a fireplace too. Where is the kitchen ?

without changing the use of the rooms, I would put the TV where the big hutch is.

What a beautiful house - so charming! I would mock up having the TV on the large wall where the listing photos show two arm chairs, a table and a lamp. Then I'd put a couch with a nice console table behind it running width wise across the room where the single arm chair and table is in the photos. I'd likely keep the area in front of the dining room french doors and den doors clear for walking room. You could create a second little sitting area near the laundry room wall.

Lyn mentioned put the TV where the hutch is which is nice because the TV is out of view from the entry.

Thank you for all the help, this is great! To answer the questions on the overall layout, here is a full view of the first floor. We have been planning to use the family to as a playroom for our kids as we dont have a basement and like that it can be a bit closed off. But open to any other ideas and thanks so much!

Ah ha! Since you carry dishes thru the family room to the dining room, you can get a larger rug in the living room and spread out the seating nicely.

Keep closed the left dining room door for even more wall space. But I can't fit the TV other than the two walls already sketched in my floor plans.
