My builder uses Houzz Pro to plan the timeline and give detailed estimates and daily updates with photos of progress, and provide invoices at pre-agreed key points in the build. This made the whole experience much more efficient and stress-free.

Some old, some new, some favorites

Some of these are clumps that keep showing out in the garden. I am still having some first flowers open and overall the season is going well, better than expected considering the early drought conditions.

This is another new rose rescued from the clearance section of a big box store. I love this vase like shape in roses.
