We are building this to live in for 5-10 years, it’s just the two of us who will live here, except the apartment. We are close to retirement, and will live on the main floor for the most part. We will have a 2nd floor that has 2 bd, 2ba, a loft and a laundry, mainly for resale and my wife’s quilting room. We will also finish a separate 2bd 2ba basement apartment that will take up a large portion of the basement, the apartment will have its own garage, entry, and its own separate utilities. That will still leave us enough room in the basement for something else, like a theater room with wet bar and a separate bathroom or storage space. The total square footage of the entire home is about 5400 sq ft., about 2150 on the main, 2150 in basement and 1100 on the second level. The lot dictates that we must enter the garages from the side, but most guests will enter from the front door. We have a very nice unobstructed view of the mountains from the east side, which is the opposite side of the garages, hence we a making that our backyard area and will have some kind of patio, deck and outdoor living type stuff. The lot is fairly flat, maybe a foot drop from the great room side to the garages. We are building to the city set backs all around, we cannot enlarge any part of the house except the front porch, out 4 ft and the back porch out 12 ft beyond the set backs. The max foot print of the home and garage is 72’ x 46’, plus porches. We have a fairly large family, and entertain them for holidays and many weekends, that is one of the reasons for a large dinning room and great room.
I will try to repost the two drawings we are considering and hopefully they will expand to see the measurements. In the one plan, it is drawn in 2ft boxes, it’s more of a sketch.

I don't understand something, please explain to me why you are in essence building a three flat home when it will be just the two of you living in the middle level and you will only stay there 5-10 years, and who knows what sort of architectural and design trends will be "in" and desirable at that time?

Why not just buy that small home (that has a formal dining room or a finished basement to entertain family) for just the two of you and live in it? And if family come to "sleep over", well, a couch will do, as will an air mattress. Or even a nearby hotel!

I too do not understand what your long range plan is for this home . Do you think when you sell it will bring a better price than a well designed single family home ? IMO it will not . I love to entertain and was able to do that easily with a 3400 sq ft home with 3 bedrooms 3 bathrooms a media room 2 offices and a games room . We had parties of 40 sit down dinners for 20 so not sure what I would have done with 2K more sq ft. It is still impossible to read the plansBTW
