My comments on this platform are with space planning, lighting, and color. Gray had its time for years, but it's out of style at the moment. Better to pick a timeless color for resale, so number 1. Another issue: A balcony / deck does not exist on its own. Other surfaces to consider for color are ceiling, walls, floor, furniture, art. I firmly believe in a unified and cohesive home. Consider the colors in the room immediately as you go from the balcony to the home. What are the colors there? What are the colors in the rest of the home? I believe that colors in a home need to be all cool or all warm, but that is my opinion. Some cool colors include: bright white, ice cool pastels, black, navy, gray, silver, taupe, purple, pine green, emerald green, forest green, royal blue. Warm colors include: off-white, beige, tan, golden yellow, gold, olive green, coral, rust, orange, peach.

2 or 3 based on pictures, but which one do you like as I don’t think any will effect resale. Heat issues might be a concern.

The stone trim I see over the exterior color I like for the deck. And it works with Revere Pewter and the beautiful spring blooms on the tree below...I'm all about flow.
