I'd test a floated straight sofa facing the current TV wall before committing to a sectional. That keeps the TV beside the fireplace rather than above it, and gives you more freedom to place one or two separate chairs without fixing a chaise into the route to the stairs or sliding doors. The smaller TV and console you already own would be useful for trying that arrangement after closing.

With the room's 13-foot dimension, draw the sofa's actual depth, coffee table and walking routes on a measured sketch before choosing its length. Tape the proposed footprint on the floor and walk from the stairs to the kitchen and outside; don't use the space between the sofa and coffee table as the main through-route.

Could you add a simple floor plan showing which side is 19 feet, the door openings, and the fireplace/TV wall widths? That would help distinguish a workable floated layout from one that just looks plausible in the wide-angle photos. For style, I'd start with fairly low-backed seating so the stairs and tall ceiling remain the visual focus.

While you absolutely do have the space for a sectional, the angles and Stairs will break the room apart and make it look akward here.

I would suggest 2 or 3 armchairs, or a bench and a large 3 person sofa, have them facing the longest wall in the back and the fireplace.

Place The dining table on the other side where the kitchen is.

That console, tv, and the color are jarring in this all white porcelain -like room.

More neutral furniture with accents of black would fare better.

Put the TV and console on the back wall and leave the outdoor patio door clear with curtains.

Thanks—that helps show how the foyer, stairs and dining area connect. I would keep the route from the foyer past the stairs to the dining area outside the seating group, rather than making everyone walk between the sofa and TV. That is the route I'd mark first when you get access to the house.

The plan doesn't show enough measurements for me to specify a sofa length or promise that extra chairs will fit. Along with the wall widths, measure from the stair opening to the fireplace wall and locate the sliding-door opening. Those will tell you how much uninterrupted space is actually available for the seating group. I'd leave the chaise decision until those measurements are in; a separate movable chair gives you more flexibility while you try the layout.
