I am trying to design a first floor, floor plan for a house I would like to build. I came up with these 2 designs but each has its flaws. The total square footage allowed is 2200, maximum width is 54' and maximum depth is 55'. The left side of the house is simple- living room and square dining room. The kitchen and family room gets complicated. There must be an attached garage at least 10 x 20, and we want it to be a little more set back from the rest of the house, as we are copying the exterior of a house we love. We want the basement steps and guest suite to be right near a side door. In one of the layouts, the kitchen had no window light except from the attached family room. In the other layout, the mud room is not ideal and the entrance to the family room is quite narrow. I can't come up with another plan without going over the square footage. Help!
