where are the stairs down or is this a separate rental? and is there no window in the upper bedroom? Also are those ceiling lights or columns? And finally is the bathroom existing?

Can you give more information as to how many you want to sleep in the area, if you have existing furniture that you have put in the layout or are you open to buying any new pieces, what is the main room going to be used for besides looks like watching TV (is the cable connection already on that wall) and playing pool? A lot of open space coming in from what looks like perhaps stairs?

The L-shaped partition are the stairs that lead to the first floor. The space to the right of it would be a storage area or pantry. There is no window in the larger bedroom which will be mainly for overnight guests. The dots are recessed lights. There is no existing bathroom. Thanks!

I'd like the large bedroom to sleep 4. I don't have existing furniture and will have to buy new. There is a lot of open space and not sure what to do with it! I'd appreciate any suggestion for better layout and use of space. Thanks!

Here are a couple of thoughts: Trying moving the pool table where you have your sectional and turn it. The sectional would look better over in the larger area in the corner with a much larger coffee table and perhaps a large round (as you have a lot of square in the room). Move the TV more to the left and have it on an arm on the wall that can move out so you can see if from the sofa. You could add a chair or ottoman for more seating to the north of the coffee table and sectional. It helps to put an area rug (even if it is carpeting) to define the area. If you don't want to do that then I would turn the pool table so goes the other way. Perhaps putting a bar table and stools over in the empty space or a game table. In the bedroom with the dresser do a tall dresser instead of a long one and not sure if the one bed that looks like a twin do a day bed and the other one just a double which would give more room. I would take away one of the night stands and just do one and then perhaps a very small round table next to the day bed with a floor lamp. Hope that helps!

Hello, I am not even sure what size your windows are but you can not have a bedroom without a window, even in the basement, and even if its just for occasional guests, by code. Assuming you are following code. I would put the two bedrooms on the 'south wall' with the bathroom between them. Put the couch and tv to the east of the stairs and the pool table to the west of the stairs.

The TV area should be right at the bottom of the stairs. You want to room you interact with the most right at the bottom of the stairs. Also, if plumbing allows, move your bathroom a little closer. If you can, you really need to have a egress window in the basement bedrooms. Not just for safety but for resale (a bedroom in the basement without a window won't count- so no additional value).

Thanks everyone! I have since revised the plan by removing the smaller bedroom (needs changed) and changing the layout and use of the larger bedroom. Bathroom is already roughed in. It is now an office with a library Murphy bed with 6' sliding barn doors and a 3' sliding barn door to the right of the stairs that may be closed for privacy but will remain open mot of the time.

Layout suggestions on furniture placement would be much appreciated. I don't seem to have a wall to place a TV. Thanks in advance!

A small pool table is 3.5' X 7' and a normal pool table is 4' X 8'. You need a 13.5' X 17' or 14' X 18' space wall to wall. Otherwise, people will get very board of the game very quickly because they can't get at most of the shots they would normally take. The pool table in the L was probably your best option, or take out the wall where the upper bedroom is.
