Townhouse Living Room Layout

We currently have this setup (layout attached) with a TV/Entertainment Ctr on the wall with the pass-through. That piece will be replaced so that is why it is not in the plan drawing.

We have had the TV where the couch is and the couch against the pass-through wall before. Other than that we can't seem to think of anything that would look like a correct layout.

Does anyone have any other ideas that would make sense? Thanks in advance.

What about floating the furniture in the middle of the room? If you keep it a couple of feet off the window, you can still have easy access. Have fun on your snow day!

Guessing the nonresponse is due to the fact we have no other viable options...oh well, was worth a try. Thanks to anyone who took the time to think about it.

Not really sure how actual pictures would help as this is just a layout question and this gives the whole room layout, but thanks for the recommendation.

Photos would help a lot. The plan has some ambiguities (as they all do) and doesn't show the 3rd dimension.

Also need to know what people, activities and/or furniture you would like to accommodate. Lots of Houzzers adore arranging furniture if they can visualize the challenge and the goal.

OK, I'll see what I can do...there is a 3D layout with the furniture that is staying...will be adding a flat screen TV as we currently have a large entertainment center on the wall that has nothing in the layout...so basically the question is arranging the room with a TV in mind.

Here's one ambiguity I'm struggling with: what do you mean by "pass through"? Are you talking about the foot of the stair, or the space from what appears to be the front door to what appears to be another door directly opposite it at the other end of the room?

The pass through is the hole in the wall on the wall that has nothing on it...pass through to the kitchen... basically right next to where you put the TV...that is where we currently have the TV. Not sure about blocking the window in that layout though...hmmm

Blocking what window? This is why photos are necessary. Your plan isn't clear.

Do you see the 3D plan in the 2nd comment and the double window marking that is behind the couch on your proposal? Sorry if it is not clear as I assumed people would know markings on drawings, but we all know what assuming does...

Oh, you mean the sofa blocking the window. I thought you were referring to the TV blocking some window. How low is the window and how tall is the sofa? Usually sofas sit UNDER windows.

the couch is about 3' high and the window is 8" off floor and 72" at the top...def wouldn't block the whole window...probably going to play furniture mover when we get snowed in on Thursday!!!

u dont have to build that wall separating the stairs, it will be fine as a half wall

I am not building this room...this is an existing room. Where you put the TV are rails for the stairs and a walk through to the kitchen. Thanks for your efforts though.
