Hello, I am working on designs for a new addition to my 1920s small gambrel home. This is the current plan for the second floor that includes a new bedroom and two new bathrooms. ( existing bathroom is where the linen/ hall currently is).

After trying many options this seems to be the layout that provides the basic needs of decent size bedroom, walk in closet and two bathrooms.

The bedroom is proposed for the south wall and I am a corner lot so south side is on the street.

Some of my challenges:
How should I place my bedroom windows to allow a lot of light in but noting privacy on the street side? Is it better to build them up high ( as proposed) or regular and use blinds as needed? Not sure where the bed would fit best in this room so this is a consideration for the windows too.

Bathroom sizes - trying to maximize small amount of space so master bathroom has shower only and other has tub. I would love to have more space but would need to cut into the bedroom and not sure it would be functional.

Contemplating a small balcony but not sure it's worth the trouble - would probably need to be closer to the north wall ( beside closet) with small door based on lower level and exterior plans.
