Is it really that bad?

I'm looking into buying a modular home. Getting a flat finish ceiling is extra. Textured ceiling is standard. Is it worth several hundred dollars to upgrade this? Are popcorn "knock-down" ceilings so bad?

My understanding is that a "popcorn" ceiling and a "knock down" texture are two different things. Am I wrong about this? Professionals (or others with expertise) weigh in please? I would say absolutely "no" to popcorn, and in general I strongly prefer smooth, but I think "knock down" is somewhere in between and may be worth considering if the budget is tight.

IMO, it is worth the extra money because of resale appeal. Popcorn is only good when you can eat it. : > )

A smoother knockdown is attractive. It won't be anything like the "dreaded" popcorn. Google popcorn and knockdown to see the differences. I'd ask what the knockdown the builder uses looks like. :)

It is in the eye of the beholder! It's your home. Which do you prefer? If the look of the popcorn ceiling appeals to you AND saves you money go for it! Resale will not be significant enough for it to matter, and if it's your home you will have many years of living before you have to even begin to worry about that.

I had a friend who bought a modular and she cleaned up the walls and ceiling to make them smooth drywall and it was totally worth it! It looked fantastic.

Have you had the opportunity to look at both types that the builder does? If you want the flat finish and can afford it - go for it! Adding texture later is MUCH easier than taking it off later. I also think adding it later would be less expensive that taking it off later. :)

I think that very few stick built homes built now have knockdown ceilings, at least here in the northeast, and are considered dated. I would pay the up charge to make it smooth. Good luck with the new house!

Is it worth it to you to have a smooth ceiling? If so, upgrade, if not, go with the popcorn knockdown ceiling.
